The firm targets physically efficient warehouses in middle-mile markets that benefit from superior highway access and deeply entrenched, stable labor supply. Company founders previously ran multibillion supply chain companies, bringing over 40 years of deep relationships with C-suite executives of big box retailers. The company’s portfolio currently consists of 18 assets in 11 states totaling 5 million SF.

 

Your Key Responsibilities

 

  • Report directly to the Head of Asset Management and Box principals
  • Forge strong relationships with tenants
  • Together with the Head of Asset Management, develop a thorough understanding of each property and its challenges, assess implementation of strategic initiatives, assess operational and management performance, and identify opportunities for improvement
  • Prepare financial reporting packages for lenders including rent rolls, income statements, etc.
  • Manage a calendar of all property-specific deadlines including tax & insurance payments, lender reporting deadlines, etc.
  • Liaise with the company’s property managers on a regular basis to keep up to date on the status of each property
  • Support the Acquisitions Team with the preparation of financial models and investment memorandums
  • Assist with driving asset performance, including managing the refinancing and sale of existing assets
  • Strategically manage property cash flow, and major repair and maintenance capital improvements
  • Coordinate and manage strategic capital improvement plans carried out by general contractors and third‐party vendors
  • Prepare quarterly asset management reports to be presented to Investment Committee
  • Create and implement annual operating and capital budgets
  • Maintain terms of partnership agreements, loan documents, regulatory agreements, and various property agreements
  • Coordinate communications and manage requests from investors, lenders, governmental agencies, and other stakeholders
  • Conduct frequent physical inspections of each asset and its competitive market in the portfolio.

 

 

Candidate Profile

 

  • Bachelor’s degree required, preferably in Business, Finance, Real Estate, or related fields
  • 1-3 years of experience with real estate asset management and finance
  • Operational experience with financial reporting and managing equity investments
  • Strong analytical skills, with the ability to evaluate complex data and present solutions
  • Effective communication and presentation skills to work effectively with and present to Investment Committee and Box’s investors
  • Proficiency in Microsoft Excel and Word
  • Ability to travel as needed

 

Compensation Range: $75,000 - $95,000
