A facilities manager is responsible for the safe operation and maintenance of a corporation or organization’s real estate as well as its systems. Possible systems to be maintained will include the HVAC, mechanical, electrical, and plumbing as well as technology. Typically the facilities manager will coordinate and manage a team of employees or contractors designated to maintain each operating system. Depending on the corporation or organization, responsibilities may include functional and operational design of the system itself and could require specific engineering training.

Much like property managers, as long as buildings are operational, there will be a need for a facilities manager. The future challenge will be for facilities managers to stay abreast of all technological improvements to the operating systems. It will be the facility managers who can most effectively manage the maintenance staff, maximize operational efficiency, and minimize costs who will be most successful. An attractive growth area within facilities management is the development, implementation, and maintenance of energy-efficient “green” technologies.
