The Role: Asset Manager
The Asset Manager role will directly oversee a portfolio of mixed-use (office, retail, industrial, and multi-family) assets in the Portland Metro Area and make strategic recommendations to the Investment Committee and Director of Portfolio Management.
Specific Responsibilities:
- Lead the drafting and implementation of annual strategic business plans for each asset, which will govern the building’s operations, value creation, and place-making
- Create, audit, and maintain Argus and Excel-based asset management models for each asset from acquisition through disposition
- Work with third-party leasing brokers on leasing strategy and the negotiation of leases
- Manage property-level cash flows and make recommendations for appropriate contributions and distributions
- Oversee property level operating activities including supervision of third-party property managers, construction managers, and leasing brokers
- Assist the Director of Portfolio Management with transactional support (due diligence, legal, prorations, etc.) for acquisitions and dispositions
- Analyze capital expenditures, lease proposals, loan refinancing, and other major decisions and prepare recommendations to the Investment Committee accordingly
- Work with Director of Finance to ensure compliance with loan maturities, covenants, DSCR, LTV ratios, and debt yields
- Collaborate with Design & Experience team to uncover opportunities for place-making and to deliver meaningful experiences across the portfolio
- Prepare quarterly reports and internal valuations
- Complete hold/sell recommendations
- Develop and oversee implementation of capital plans for each property
Ideal candidates will be/have:
- Experience as an asset manager of a mixed-use portfolio
- Experience working on opportunistic and value-add investments
- Bachelor’s degree (industry certificates, designations, and licenses a plus)
- 3 to 7 years of prior experience in asset management or an acquisitions role
- Highly proficient in Microsoft Office Suite including Excel, Word, and PowerPoint
- Experience with Argus Enterprise
- A self-starter who is detail-oriented, articulate, and well organized
- A team player, adept at managing multiple tasks, and deadlines
- Collaborative with strong interpersonal skills to interact with teammates and senior leadership
- Strong in personal integrity, judgment, and professional maturity
- Passionate about the Killian Pacific vision and be capable of representing the Killian Pacific ethos across all interactions
- Experience directing activities of third-party management providers
- Excellent written and verbal communication skills
- Organized with ability to manage multiple tasks in a dynamic team environment
