Job Description

General Summary:

The Director, Real Estate Development is responsible for the implementation and execution of regional development transactions, in collaboration with the regional development team.  This includes coordination and communication with venture partners to support and assist in the effort to identify, source and close development transactions, and play an active role in the oversight and management of the development process with respect to regional development opportunities.

 

Summary of Key Duties and Responsibilities:

  • Collaborates with the regional development team in the direction and management of the activities of consultants, including legal counsel, architects, engineers and planners as it relates to the design and entitlement of properties
  • Directs the internal management of projects, including actively managing project budgets, project tasks and interaction among various Rockefeller Group disciplines
  • Participates in the strategic planning throughout the lifecycle of a development project
  • Conducts market research and obtains background and market information applicable to development projects
  • Prepares responses to Requests for Proposals (RFP’s) for development opportunities; presents RFP responses to regional development team for review and approval
  • Conducts property-feasibility analysis, document analysis and prepares internal reports used in analysis of the development process
  • Creates monthly and quarterly reports for internal purposes and for distribution to third parties, such as investors or lenders
  • Responsible for site due diligence and securing entitlements
  • Participates in lease negotiations and drafting lease proposals
  • Prepares term sheets for acquisition of property and leasing of space
  • Acts as Project Manager for assigned development projects.  In this capacity chairs weekly project team meetings
  • Attends design and construction/leasing meetings, as needed
  • Participates in the initial site/layout of new developments
  • Participates in meetings with public officials
  • Represents company at trade association events (e.g., NAIOP, ULI, SIOR, etc.)
  • Performs other duties as assigned

Education Requirements:

Bachelor’s Degree, with preferred field of education in real estate, finance, business

Master’s Degree or MBA preferred

 

Experience / Knowledge / Skills Requirements:

  • Minimum 10 years of experience in real estate development (industrial), finance, loan financing or related field
  • Experience developing industrial product type is required; experience with office, residential and/or mixed use product types is helpful
  • Capable of managing multiple projects simultaneously
  • Knowledge of the applicable regional market is essential
  • Proven operational, organizational, project management and execution skills
  • Ability to create, analyze and understand financial reports and spreadsheets
  • Excellent project management skills and a proven track record of working effectively with clients, internal resources, third-party suppliers and external consultants
  • Understanding of real estate operations and/or prior experience with lease, loan, financing and/or partnership agreement documents
  • Working knowledge of financial statements, investments and/or taxes required; and prior IRR, NPV, budget preparation, scenario analysis/proformas experience preferred
  • Ability to track and analyze information to formulate recommendations
  • Excellent skills utilizing Excel, Word, Access or other relational databases and PowerPoint or other presentation software
  • Familiarity with ARGUS (or equivalent real estate cash flow modeling software) preferred
  • Excellent analytical skills and strong written and verbal communication skills
