As our new AVP, you will be responsible for providing comprehensive property and facility management services for Manulife Financials’ US Corporate Real Estate department, in addition to leading all aspects of our leasing requirements and assist with various M&A activities in relation to company real estate requirements in the US and in Europe. Your main objective is to provide a safe, comfortable, efficient, and productive work environment for all occupants of our buildings within the guidelines of Manulife's corporate standards.

 

Responsibilities:

Comprehensive Property Management Duties and Leasing

  • Improve property net income through tenant retention strategies, marketing, leasing activities, and prudent expense management
  • Provide outstanding service to both our MLI and third-party tenants relating to comfort control, security, cleaning and building amenities
  • Ensure a safe, comfortable work environment for all occupants, including adherence to all by-laws, statues, environmental standards, and regulatory requirements
  • Lead the negotiation and administration of all service contracts including security, cleaning, elevators, parking management, etc.
  • Oversee high profile, complex capital improvement projects, ensuring completion on budget and on time

 

Comprehensive Facility Management Duties

  • Establish requirements for corporate facility space by liaising with upper management of all segments/business units, and coordinate the negotiation and execution of (often competing) needs
  • Establish self-charge rent and occupancy charges for all facilities and lease details with Corporate Controllers
  • Aid in the establishment of corporate office standards, and ensure standards are maintained
  • Benchmark key indices of space utilization annually to ensure efficient use of our buildings

 

Comprehensive Shared Services Areas

  • Be accountable for MLI Fitness Centre, state-of-the-art Conference Centre and a Corporate Boardroom
  • Provide leadership of all Food Services and general operations of the company cafeteria and catering requirements

 

Financial Accountability

  • Be accountable for the efficient and effective use of corporate money in all levels of the job
  • Effectively and efficiently handle a very large operating budget to ensure consistent performance and to improve value to the Corporation
  • Deliver a high-quality work environment for MLI staff and tenants while minimizing financial expenditures

 

Knowledge/Skills/Proficiencies:

  • Solid track record in multi-discipline service oriented positions relating to both Facilities and Property Management in a large campus setting
  • Excellent negotiating skills dealing with multi levels of internal and external clients
  • Financial analysis, accounting, and project management skills
  • Excellent verbal and written communication skills
  • Excellent team leadership skills with focus on employee engagement, attraction and retention, with the ability to motivate a large (30+), diverse workforce/staff  (including technical, management, and unionized employees) to ensure consistently high service levels to our clients
  • Strong analytical problem solving abilities as well as an ability to complete multiple diverse tasks simultaneously
  • Property Management Designation such as and RPA or CPM or equivalent experience
  • Facility Management Designation such as a CFM, FMA or equivalent experience
  • College/University degree or diploma in a business-related program is an asset
