Empire State Realty Trust, Inc. (NYSE: ESRT), is looking to hire an associate to join its new Investment Team.
ESRT is a leading real estate investment trust which, owns, manages, operates, acquires and repositions office and retail properties in Manhattan and the greater New York metropolitan area, including the Empire State Building, the world's most famous building. ESRT's office and retail portfolio includes 10.1 million rentable square feet near significant transportation centers, including Grand Central and Penn Station. ESRT has up to $2 billion in liquidity available to make strategic acquisitions and is looking to capitalize on the market dislocation in New York City.
The associate will have the opportunity for significant personal growth as an original member of the new Investment Team. The team will seek to invest in office, retail, and residential assets and pursue equity, preferred equity, mezzanine, and distressed debt opportunities. The associate position is integral to all phases of the investment process, including investment analysis, diligence, and execution.
Responsibilities:
Analyze investments to the highest institutional standard
· Analyze market information to inform underwriting assumptions including leasing, development, financing, transaction, and capital raising activity
· Organize and participate in market diligence trips, competing property tours, and onsite inspections
· Understand and communicate the physical characteristics of properties and the related competitive advantages and disadvantages
· Prepare efficient investment memoranda for the ESRT investment committee and participate in discussion
· Create property and portfolio financial models that isolate variables and considers various outcomes
· Analyze property and portfolio level data to inform underwriting assumptions including rent rolls, leases, historical cash flows, and expense items and capital investment
· Participate in and provide support for the ongoing asset management of each investment
· Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities
Contribute to investment research and decision making
· Analyze data sets and identify industry trends that support new investment
· Build proprietary databases that support sourcing initiatives
· Analyze historical portfolio performance
Act as a culture carrier and exemplify the guiding principles of ESRT

ESRT will prioritize candidates with the following qualities:
· 1-3 years of real estate related experience including investment banking, investment sales, and private equity
· Has an entrepreneurial spirit and is excited by the challenges that come along with building a business
· Active collaborator that thrives in a transparent and communicative setting
· Highly detail-oriented has strong organization and communication skills
· Proficient in ARGUS and Excel
