Job Description

Vestar acquires, develops, and manages retail and entertainment shopping centers located throughout the western United States, and is currently seeking an experienced Financial Analyst.

 

The qualified candidate will be responsible for conducting financial analysis that supports shopping center acquisitions and asset management functions at Vestar. The Financial Analyst will collaborate with teams throughout the organization, as well as external partners to facilitate these responsibilities.

Primary responsibilities include, but are not limited to:

  • Preparing comprehensive property level pro forma cash flow and IRR projections using Argus and advanced Excel modeling
  • Evaluating legal documents, including leases, purchase agreements, CC&R/REA agreements, title commitments, operating agreements, and loan documents
  • Reviewing historical operating statements, budgets, and CAM reconciliations to confirm operating expense projections
  • Preparing tenant financial summaries to evaluate credit risk through comprehensive financial analysis and industry research
  • Evaluating property location based on demographics, neighborhood quality, traffic patterns, surrounding property uses, market competition, and re-leasing opportunities
  • Reviewing third-party reports, including Phase I & Phase II environmental reports, property condition reports, surveys, and appraisals
  • Preparing formal investment recommendations for Vestar’s Investment Committee
  • Assisting with monthly, quarterly, and annual property reporting requirements
  • Assisting with the annual property budgeting and business planning process

  • Excellent communication and interpersonal skills

 

Education and Experience:

 

  • Bachelor’s Degree in Accounting, Finance, Economics, or Real Estate
  • Minimum 2-4 years of experience in lending, real estate, finance, or a related field (retail shopping center experience preferred)
  • Strong financial modeling experience with Argus and Excel is required
  • Proficiency with Microsoft Office (Word, PowerPoint, Outlook, etc.) is also required
