The Multifamily Portfolio/Asset Manager will have direct business plan oversight for multifamily properties in the Western/Central US Region (Minnesota, Las Vegas, California, Oregon, Washington, Idaho, and Utah) and other potential locations.


Ideal candidate will be located in California (we have offices in Irvine and San Francisco), on the West Coast or in Minneapolis, MN.

This candidate will become an integral part of an established tenured team and assume significant responsibility that may include:

  • Acting as a liaison between construction management, property management and FPA investment management to ensure all three are working in concert to carry out the stated business plan.

  • Monitoring each property’s business plan progress (operating and construction) and proactively identify and address points of concern, areas of opportunity, staffing, marketing, quality of work, and key timelines.

  • Identifying new opportunities to increase property value and address any operational or capital issues early.

  • Collaborating with the Director of Capital Markets, lending partners, and the disposition team to establish target performance metrics for liquidity events (sales, refinances, performance hurdles, and supplemental loans).

  • Collaborating with Regional Property and Construction Managers in the tracking and achievement of property-level performance, budget goals, and construction. 

  • Reviewing and approving annual budgets for each property in portfolio assets. 

  • Modeling Hold vs Sell analyses and making recommendations to the Chief Investment Officer.

  • Be an active participate in monthly asset reviews with property management team which include reviews of financials, occupancy, and renovation progress.

  •  Assisting in writing quarterly Investor updates.    

  • Performing property tours for lenders and investors as needed.

  • Assisting in due diligence for new acquisitions, supplemental loans, refinances, and sales for portfolio assets.

  • Assisting in coordination of post-acquisition activities and integration of assets into the firm’s portfolio.

  • Acting as “eyes and ears” of the executive team and performing monthly visits and providing regular progress updates on all properties within your portfolio to:

    • Evaluate building presentation

    • Evaluate staff and making suggestions for staffing changes when appropriate

    • Evaluate construction progress and identify discrepancies between planned and actual renovation timing, scope, specifications, and design

    • Evaluate rent levels and review market comparable

    • Evaluate submarkets for changing operating climate (positive or negative)

    • Track market fundamentals (new construction, absorption) and develop projections for future vacancy

Qualifications:
Minimum Qualifications:

  • 3 – 5 years’ experience in multifamily asset management, property management, acquisitions and/or valuation

  • Bachelor’s Degree required, preferred in Real Estate, Finance, Economics, or Business

  • Proficiency in Excel, Microsoft Word, and Power Point

  • Excellent interpersonal, written, and verbal communication skills

  • Strong management skills, with an ability to work independently and multi-task

  • Self-starter who is highly analytical and able to think critically and proactively

  • Well organized and able to work in a fast-paced environment

  • Must maintain a quality work product and meeting required timelines

  • Proficiency in various forms of multifamily software, preferred experience with Yardi, Entrata, Costar

Physical Demands:

  • The employee will be regularly required to sit, stand, walk, and reach using feet, legs, back, arms and hands as well as talk and hear. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.

Attendance/Travel:

  • This position is a full-time position and may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events.
  • Regular travel (over 50%) is required to visit assets in the portfolio for inspections, property/construction manager meetings, and market tours.
