B & D Holdings (www.bndholdings.com) is a family office, located in downtown Warren, NJ, that manages the Segal Family’s growing real estate, lending, investment and philanthropic interests. Our real estate holdings consist of approximately 6,000,000 square feet and 160 properties – actively growing annually. Today, we primarily focus on direct investment in industrial real estate through various investment entities, partnerships, and our foundations; industrial properties comprise approximately 65% of our portfolio.
Our philanthropic organization, Segal Family Foundation (www.segalfamilyfoundation.org), is a leader in working with small grass roots organizations doing work throughout Sub-Saharan Africa; helping these organizations grow and scale their impact. We also operate the Focus for Health Foundation (www.focusforhealth.org), whose goal is to ensure that individuals have access to the information necessary to make optimal heath decisions for themselves and their families.
B & D Holdings is seeking a full-time experienced analyst / underwriter to support our team in analyzing potential investment opportunities, evaluating due diligence, conducting market research and assisting in the execution and post closing responsibilities of transactions and asset management. This is an opportunity to become a valued team member of a dynamic and active investment team.
Key Responsibilities Include:
- Build and maintain detailed financial models utilizing Excel and Argus for potential investments and existing assets and entities, inclusive of scenario and sensitivity analysis
- Prepare presentations and materials for the investment committee, investors and lenders
- Participate in the initial screening of investments
- Evaluate potential acquisitions and developments
- Participate in underwriting market fundamentals through direct and indirect broker communications
- Conduct market research to compile competitive set information and demographic profiles to assist in investment decisions
- Assist in crafting and structuring Letters of Intent outlining principal business terms of the transaction
- Provide transaction support including lease abstraction and review, operating expense review, third party report review and coordination of documents for lenders/partners
- Assist in the closing of transactions and correspondence between internal departments
- Support asset management activities, including repositioning strategies, refinancing and dispositions
- Perform ad hoc analysis
Requirements:
- 2+ years of relevant commercial real estate analyst and underwriting experience (experience in private equity, acquisitions, due diligence firm, REIT, institutional lender, investment bank a plus)
- Bachelor’s degree with an emphasis in Real Estate, Economics, Business, Accounting or Finance
- Strong Proficiency in Excel, Argus and PowerPoint, including knowledge of detailed development, value-add and stabilized asset modeling
- Excellent written and verbal communication skills with the ability to turn financial analysis into concise written and verbal reports
- Team player and self-starter, suited to work within an entrepreneurial, fast paced and collaborative culture
- Strong organizational skills and ability to prioritize and execute on multiple workstreams
