Job Description
Rialto Capital Management, LLC (“RCM”), together with the other entities within the Rialto group of companies, “Rialto”, is an integrated real estate investment and asset management company that invests throughout the capital structure in real estate properties, loans, and securities. Rialto has over 200 associates across the United States and Europe and manages real estate funds (including debt and equity funds), as well as a series of separate accounts and sidecar vehicles.
The Investment Management Team is responsible for identifying, structuring and executing investments for Rialto sponsored investment vehicles. The Associate will be responsible for supporting investment functions across all property types nationwide with a primary focus on CMBS, proprietary lending and occasionally, direct equity investing. This includes underwriting new opportunities to acquire primary and secondary CMBS bonds, senior and subordinate debt, preferred equity and common equity.
DUTIES AND RESPONSIBILITIES:
- Underwrite potential new investment opportunities including senior whole loans, primary and secondary CMBS bonds, distressed loans, equity recapitalizations, asset and portfolio acquisitions, mezzanine debt, and preferred equity investments
- Build financial, valuation and sensitivity models for potential debt and equity real estate investments
- Model property and loan cash flows utilizing Excel and Argus
- Evaluate and abstract third-party reports, loan documents, service contracts and leasing / listing agreements
- Perform research on various markets throughout the U.S. and communicate with brokers in these markets
- Conduct property site inspections
- Assist with CMBS surveillance and deal structuring
- Draft and prepare investment briefs and presentations to senior management and Investment Committee
JOB SPECIFICATIONS:
- Bachelor’s Degree from a top-tier university in Economics, Finance or other related field preferred
- Some level of prior Real Estate, Investment Banking or Investment Management experience preferred
- 2-5 years’ relevant work experience preferred
- Advanced proficiency with Microsoft Office applications is required (Word, Excel, Outlook). Experience with Visual Basic is preferred
- Experience with Argus Enterprise preferred
- Advanced analytical and organizational skills are required, with the ability to multi-task
- Highly developed verbal and written communication skills
- Ability to work independently and as part of a team
