The Opportunity
Blue Vista is seeking to hire a full-time Acquisitions Associate to assist in the firm’s various investment activities in its Middle Market Equity (MME) platform gaining broad exposure to all aspects of a real estate transaction. Within MME, the Associate will work primarily with the acquisitions team on transactions in the Blue Vista Real Estate Partners V (the flagship value-add fund) and the Blue Vista Accelerator Fund giving the Associate exposure to all major property types (multifamily, industrial, office, retail) as well as niche property types such as self-storage and hotel. In all cases, the position will have a strong emphasis on analytics, financial modeling and market/asset level due diligence. Blue Vista provides Associates with a high level of responsibility and a unique opportunity to gain direct exposure to joint venture operating partners, brokers, legal counsel, commercial lenders, and senior management.
Responsibilities will include but are not limited to the following:
- Support investment officers and new business development team in analyzing real estate investments for potential acquisitions, developments and redevelopments, with a heavy emphasis on financial modeling
- Lead the writing of internal investment committee memos and external investor summaries on transactions
- Assist investment officers in the due diligence process for potential investment opportunities
- Assist in the research and analysis of capital markets, property sectors, target geographic markets and key industries to help identify investment opportunities
- Work with capital markets team and investment officers in placing optimal financing on acquisition and development opportunities
- Pitching investment opportunities to the MME pre-screen and investment committees
- Support asset managers and portfolio managers on ad-hoc projects related to portfolio investments
Qualifications Required
- Minimum three years of real estate investment, real estate valuation, or real estate investment banking experience; private equity real estate experience preferred
- Robust financial modeling skills are required; JV structuring and modeling experience is strongly preferred
- Strong quantitative and technical skills (expertise in Excel and Word is required and proficiency in ARGUS is favored)
- Excellent communication skills (written and verbal) with ability to interact independently with brokers, lenders, sponsors and investors
- Highly motivated self-starter with a strong work ethic and the ability to work effectively as part of a growing, dynamic team
- Strong interest in the real estate private equity industry
- Excellent academic record with a bachelor’s degree from a leading University is preferred
