Job Description:
The Asset Manager will serve as an integral member in playing a key role in asset management at AHV Communities. This position will play an integral role in the growth of AHV Communities Master Planned Rental Communitiesä of attached and detached single family homes and townhomes. The position will have consistent interaction with executive management, development and acquisition teams, 3rd party consultants and property management firms, lenders and investors. Responsibilities:

  • Work with Executive Management to create property level lease-up and operational strategies, capital projects and other investment factors impacting asset value.
  • Develop, evaluate and recommend approval of annual budgets and business plans at a venture and property level and evaluate performance against plan on an ongoing basis.
  • Implement business plans and marketing/leasing strategies on new development lease-ups and stabilized assets along with operational and capital improvement investment strategies for each asset.
  • Review and analyze property operations and financial performance on an ongoing basis and ensure continuing compliance with operating agreements.
  • Assess performance of investments relative to original underwriting and asset strategy
  • Review and assess monthly operating statements and prepare monthly and/or quarterly reporting.
  • Assist in the review of valuation models and take part in the acquisition and disposition process.
  • Oversee and communicate with third party property management and leasing personnel and lead weekly and monthly operating calls.
  • Prepare lender-required reports, oversee lender inspections, ensure the timely satisfaction on lender-required improvements and track loan covenants.
  • Coordinate with insurance and real estate tax consultants and other third-party providers as needed.
  • Collect and analyze 3rd party Market Studies and Reports.
  • Drive analytics and track Key Performance Indicators for each asset in the portfolio on a regular basis.
  • Work with the product design team and property management on FFE requirements and fulfillment.
  • Review market, economic and capital trends and factors impacting the performance of the assets.
  • Performs other related duties as assigned.
  • Must be willing and able to travel.

 

Requirements and Qualifications:

  • 5+ years of relevant real estate asset management experience in the multifamily industry is required.
  • Bachelor’s degree in business, finance, economics, real estate or related fields.
  • Highly proficient in Microsoft Excel (must have advanced skills and be able to create and edit complex financial formulas) and Microsoft PowerPoint.
  • Must have strong analytical, quantitative, and market research skills.
  • Strong cash flow modeling skills.
  • Highly organized, extreme attention to detail while multi-tasking
  • Excellent communication skills (written and verbal).
  • Ability to plan, organize and prioritize multiple objectives simultaneously with various timelines
  • Must be proactive and have a strong personal initiative and desire to succeed in an entrepreneurial environment
  • Must have strategic thought process with great attention to detail
  • Be able and willing to work in a fast-paced environment
