Gemini Rosemont is a top performing, vertically integrated, real estate investment manager specializing in the acquisition and management of office product in multiple markets in the U.S. We employ a strategic focus on investments in Class A multi-tenant office properties located in the coastal gateway, secondary, and certain tertiary markets, all of which feature compelling local vibrant economies with a concentration of technology, new economy, and high-growth tenants and industries. 

Job Summary

Based in the West Coast regional office located in Silicon Valley, CA. The Real Estate Analyst plays a key role within the Asset Management team and assists the Asset Manager in managing the assigned asset portfolio.

Responsibilities

Prepare the analysis of investment opportunities including market analysis, cash flow and financial modeling, acquisition/syndication underwriting, disposition analysis and analyzing debt among a wide range of potential outcomes.

Assist in the preparation of asset-level investment recommendations (including and identify elements of risk and reward, operational market trends and investment drivers) and presentation materials to senior management.   

Liaise with professional parties and assist in the gathering, coordination and review of due diligence materials for prospective investments including sales and lease comps, leases, rent rolls, loan documents, LLC documents, title and survey, and third-party reports.

Manage the portfolio budget, collaborating with asset management, property management, leasing teams, to drive the budget/ forecast process and conduct variance analysis.

Report, track and review the performance and return of the portfolio assets.

Prepare, analyze and reconcile financial reports, including income statements, balance sheets, and cash flow statements for investor reporting on a quarterly basis.

Prepare internal cash flow models and asset valuations, used for strategic decision making and investor reporting.

Research new opportunities and market segment.

Other ad hoc duties as assigned.

Requirements

Bachelors' degree in finance, accounting, mathematics, economics, statistics, real estate finance or related discipline.

At least 5 years of solid local commercial real estate asset management experience from a sizable real estate organization.

In-depth knowledge of real estate finance including commercial lease terms, debt and equity structures, and property accounting.

Superior analytical and critical thinking skills; Excellent written and oral communication skills.

Advanced Excel modeling skills and proficiency in underwriting and analyzing real estate investment opportunities.

Familiar with financial tools such as Argus, Yardi, VTS and other related financial database platforms.

Strong desire to succeed and ability to work effectively with minimal oversight, while functioning in a team environment.

Ability to generate high quality, error-free work product for internal and external distribution on tight deadlines.

Detailed understanding of local real estate markets and investor appetite.

Candidate with more experience will be considered as Senior Real Estate Analyst.
