Job Description:
The Director of Investment will lead daily operations and strategy on our real estate investment team within the well-established framework of Aspen Heights Partners. Under direction of the Chief Financial Officer, the Director of Investment will work closely with numerous key stakeholders throughout the company to identify, underwrite, and close real estate investments. This core position on our team will oversee our Financial Analyst, providing feedback and strategic guidance regarding the financial analysis and market research necessary to pool real estate assets. The individual will be responsible for presenting real estate investment opportunities to senior management as well as investment committee members. They will also assist in gathering market information, analyzing financials statement and rent rolls, compiling sales and rent comparable, and submarket data on demographics and population.
The Director of Investment must have a keen attention to detail, have a well-established experience in real estate financial modeling with attention being paid to a candidate’s ability to manipulate template DCF models and work seamlessly through complex equity waterfalls. This position will require that the candidate be able to demonstrate an objective approach to real estate investing and an unwavering dedication to seeking the highest risk adjusted returns for Aspen’s broad investor base by interpreting macroeconomic data and trends to guide our investment strategy. They will have a large role in recommending markets of entry in the student housing and multifamily industries and must be adept in projecting future performance based on current market dynamics, projected supply and other forward looking economic indicators.
Qualifications:
- Bachelor’s Degree Required with Real Estate, Finance, Construction/Development, or Business preferred
- MBA preferred
- CFA preferred
- 4 to 6 years’ experience in multi-family real estate or business-related activity required
- Investment Banking or Private Equity experience is strongly preferred
- Demonstrated experience in real estate development is critical
- Extensive experience with Microsoft Excel, Word, PowerPoint and other real estate research sources (CoStar, RCA etc.)
- Self-starter with motivating personality, proactive and comfortable in a fast-paced, entrepreneurial, deadline driven environment
- Superior communication skills in order to complete work efficiently, effectively, and courteously.
