JOB SUMMARY

 

Position will assist the development team for multifamily and mixed-use projects from concept to disposition in the Mid-Atlantic Region. The Development Associate will contribute to Crescent’s success by providing support to the planning, project management, and financial oversight of new-build development projects while maintaining a high level of compliance with Crescent Values and expected levels of excellence. Position will report to the Managing Director.

 

ESSENTIAL FUNCTIONS

  • Participate in new acquisitions and in the deal process; help facilitate due diligence and transaction closings.
  • Develop and maintain complex real estate financial models to analyze returns, using Microsoft Excel and proprietary pro forma model.
  • Provide periodic project updates and reporting, including financials, schedule and other applicable specifics to regional leaders, lenders, and investors.
  • Assist in the coordination, preparation, and presentation of investment materials for new deals.
  • Assist the regional leaders with managing project budgets and schedules for assigned projects.
  • Monitor research of Mid-Atlantic markets; not limited to, but including rents, sales, development pipeline, employment, permits, and supply and demand trends.
  • Assist with various ad-hoc financial analysis
  • Assist in coordinating responsibilities associated with the analysis, planning, and development of multifamily projects, including creating project concept & vision.
  • Coordinate pre-development schedule, budget, and cost estimating with the pre-construction team.
  • Receive/analyze market data from third-party property management
  • Assist with contracts with design and construction team members with input from the development and construction teams.
  • Assist with the coordination of the design process
  • Verify/obtain government/county/city approvals and permits
  • Work with the development team members to ensure development is completed within approved budget; prepare financial reports as needed in coordination with the finance team.

 JOB REQUIREMENTS AND QUALIFICATIONS

Education and Experience

 

Minimum:

  • 2-4 years of experience with related real estate development or real estate underwriting/modeling experience; preference will be for multifamily experience.
  • Bachelor’s degree in business, finance, real estate development or related field preferred; MBA is a plus.
  • Strong quantitative skills including excel and financial modeling and analytical problem solving.
  • Advanced computer skills using Excel, PowerPoint, Project, Word, and Outlook
  • Prior experience as an analyst in a real estate or brokerage environment
  • Strong interpersonal skills and excellent communication skills – both written and verbal
  • Strong organization skills: must be able to work on multiple projects simultaneously
  • Must be able to work in a highly collaborative environment
  • Able to work independently and in a fast-pace environment

PHYSICAL DEMANDS

 

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions
