Position:
Perform analysis in support of the acquisitions/asset management team. Primary duties and responsibilities to include, but are not limited to, the following:
Asset Management
- Prepare financial analysis, using Excel and ARGUS, of new lease transactions, financings, and capital projects.
- Perform lease analysis on new lease transactions and assist with lease proposals (i.e. LOIs).
- Assist with projects related to leasing, financing, capital projects and tenant management.
- Maintain Excel spreadsheets for tracking leasing performance and occupancy of portfolio.
- Compile data and assist with annual property valuations, performed by third-party appraisers.
- Support in the preparation of annual budgets.
- Conduct financial analysis of prospective dispositions of existing holdings.
Acquisitions
- Support acquisition due diligence and financial analysis.
- Contribute to writing and data gathering for Investment Summaries for new acquisitions.
- Conduct in-depth market research and analysis. Research on market conditions and competition, including lease rates, lease concessions, vacancy and absorption factors.
- Engage, compile, and analyze third party reports (e.g., Phase I, Property Condition, Survey, Title).
- Create/modify Argus models for each property and update periodically.
Qualifications:
- Entry-level position.
- B.S. in Business, Economics or Finance with Emphasis or Minor in Real Estate a plus.
- Prior experience in real estate, including paid internships, a plus.
- Excellent interpersonal, analytical, and problem-solving ability.
- Strong communication skills (both written and oral).
- High level of thoroughness and attention to detail; ability to find solutions to problems without direction.
- Self-motivated, enthusiastic individual who works well in a team environment.
- Strong organization skills with the ability to multi-task and prioritize.
- Excel model building experience.
- ARGUS training or ARGUS Certified a plus.
