Bender Companies is a boutique firm that has seen rapid growth over the past 24 months including expanding our portfolio into Michigan and Wisconsin. Today, the firm is focused on acquiring apartment complexes between 100-700 units across five Midwest states. We continue to expand the team and make strategic hires to assist in our continued success and growth.


What we are looking for:

Bender Companies is looking for an experienced Acquisitions Analyst to continue the growth of Bender Companies portfolio and successful execution of business plans within the portfolio. We are looking for someone who has at least three years of experience underwriting multifamily properties with a strong knowledge of Midwest investment markets.


Here are some things that will make you successful:


  • 3+ years of experience underwriting multifamily properties on either the brokerage, lender, or ownership side of multifamily business

  • Positive attitude and willingness to work toward a common goal of providing quality workforce housing for our residents

  • Knowledge of financial management of multifamily properties and ability to articulate the pros and cons of individual investments with the leadership team, investors, and lenders

  • Keeping current with capital market and industry trends (cap rates, interest rates, lender terms, etc.)

  • Ability to stay organized and handle multiple projects 

  • Undergraduate degree in Real Estate/Business Management/Administration, or related field preferred

  • The willingness to learn but also the ability to advance with or without instruction

  • Proficiency in Microsoft Office Suite, specifically Excel, also Word and Powerpoint

  • Strong communication and problem solving skills

  • Brokers License preferred but not required

What you will be doing:

As an Acquisitions Analyst you will be responsible for the evaluation of investment opportunities, lead the underwriting and due diligence for new acquisitions, and perform asset management responsibilities of the existing portfolio.


Core responsibilities include:


  • Underwrite new potential acquisition opportunities and review with leadership team

  • Conduct market research including sale, tax, expense, and rent comparables, and complete rent surveys of existing assets and potential acquisitions

  • Lead the coordination of team responsibilities and execution of due diligence of new acquisitions

  • Prepare annual budgets for existing portfolio of assets and coordinate/assess additional capital needs in conjunction with regional manager and leadership team

  • Perform hold/sell/refinance and waterfall analysis for existing portfolio of assets

  • Lead team in the drafting of annual budgets and provide an outlook into needed spending for the following year.

  • Assist with the preparation of monthly investor reports, including monthly variance reports, property updates, quarterly investor distributions and key performance indicators.

  • Communicate with lenders including quarterly reporting, escrow analysis, and draw requests.

Where you will work:

This position will require you to be out of the office approximately 10% of the time for semi-annual site visits, property tours, and for conducting due diligence of new acquisitions. All of our properties are within a 2.5 hour drive of Chicago and therefore will not require overnight travel in most circumstances, but this could change in the future depending on company growth.
