Venture One is seeking an experienced Associate for a key role in executing the firm’s investment and development activities across the Northeast Region. This position will report directly to the Vice President of the Northeast Region and the firm’s Principles.

Position Overview: Associate

The successful candidate will play an integral role in facilitating the firm’s acquisition and development activities in the Northeast Region. Responsibilities include: assisting with sourcing acquisition and development sites, asset management, market research, financial underwriting, and due diligence for investment opportunities within the industrial property sector.

What does the Associate do at Venture One?

• Plays a critical and visible role in the identification and acquisition of industrial investment and development opportunities within the Northeast Industrial Region.
• Prepares comprehensive financial analysis for prospective acquisition and development investment opportunities using Argus and proprietary Excel models
• Implements and coordinates the due diligence process including financial underwriting, physical and environmental investigations, survey, title and legal due diligence; assists in the preparation, negotiation and review of transaction contract documentation
• Conducts macro and micro market research for target markets including monitoring local business and economic trends, logistics and goods movement fundamentals and local real estate market activity
• Assist with asset management and leasing across the firm’s portfolio.

What do we look for in our Associate candidates?

• A professional, team-oriented attitude combined with a business maturity level reflective of the position, the investments team and Venture One as an organization
• Understanding of industrial/logistic real estate concepts and the global business climate, geography and transportation infrastructure (investment experience in the Northeast Industrial Region preferred).
• A demonstrably strong quantitative background and a sound understanding of financial analysis including DCF, IRR and promoted interests.
• Self-starting attitude with an expectation to cultivate their own professional network

Requirements

• 2-4 years of relevant investment or development experience across the industrial property sector.
• Excellent computer skills including all Microsoft Office programs with a particular emphasis on Excel. Argus experience is  required.
• Some domestic and regional travel is required.
