Responsibilities
As a Senior Director – Asset Management with Hines, you will serve as the owner's representative for an assigned portfolio and provide asset management leadership for existing and future properties. Responsibilities include, but are not limited to:
- General:
- Provide leadership and oversight for all aspects of property performance for the existing portfolio including office, multifamily, industrial, and retail properties (approximately 6+msf valued at $5Bn across ~15 properties)
- Manage the asset management team and work with property level teams to develop short and long term strategies designed to maximize financial value and occupier satisfaction of each asset
- Manage and work with Hines' Accounting, Construction, and Property Management teams as well as third-party Brokers toward business plan objectives
- Support investor and lender relations; ensure that partnership and loan document requirements are satisfied
- Lead refinancing and disposition efforts; provide support for acquisitions
- Intercept and address day-to-day and mid-level issues; communicate high-level issues to direct, report, and subsequently help address them
- Serve as a team member of various project teams as required to facilitate company needs
- Asset Management:
- Oversee creation of annual property valuation analyses for each asset; perform market analysis and work with Leasing and Operations/Property Management functions to develop leasing objectives, operating and financial budgets, and capital/renovation/repositioning project plans
- Manage the leasing activity of certain properties to include leasing agent selection and management, creating apartment rental rate schedules, commercial lease analyses, drafting proposals, negotiating economic/legal terms, and working closely with legal counsel in review of lease documents; review and approve all applicable authorizations and lease documents prior to ownership execution
- Review and approve pricing for capital/tenant improvement projects and contracting, then ensure that financial controls are in place during construction, including capital draw procedures
- Understand the current value and projected future performance of each asset and what property specific factors impact values; develop hold/sell recommendation in accordance with owner's investment thesis; manage Analysts and Accounting teams to develop and maintain property discounted cashflow models and sensitivities, (e.g. Argus, Excel, Apartment Developer)
- Facilitate lender and broker selections; negotiate transaction documents for loans and sales; facilitate lender/buyer due diligence; manage the closing process
- Review and approve all monthly, quarterly, and annual property reporting required by Owners, Lenders, and the Hines West Region
- Acquisition Support:
- Support Acquisitions/Development functions by reviewing legal documents including purchase agreements, joint venture agreements, loan documents, title and survey, government agreements and closing exhibits; conduct/coordinate due diligence
- Collaborate with Property Management on operating budget assumptions, including rents and concessions, operating expenses, and lease-up schedule throughout the lease-up process to verify accuracy of the underwriting assumption
- Update and track all proforma/budget changes through property/project stabilization
Qualifications
Minimum Requirements include:
- Bachelor's degree from an accredited institution required
- MBA or Masters in Real Estate preferred
- Ten or more years of real estate asset management experience
- Experience leading/managing a team and mentoring team members
- Supplemental experience in acquisitions, leasing, development, and/or property management
- Ability to identify risks/mitigations and value-added opportunities, and make sound, long-term investment decisions
- Strong negotiating, collaboration, and decision-making skills
- Resourceful and independent in carrying out responsibilities and assignments
- Enables success in both employees and peers through mentoring, coaching and decisive administration
- Ability to perform complex financial analyses, understand and explain economic and accounting information, prepare and manage operating budgets
- Project management (budget, schedule, problem solving)
- Effective written and verbal communication skills
