Job Description
SLATE Property Group, a New York City-based Owner and Developer of residential and mixed-use real estate, is seeking a Vice President of Residential Leasing and Marketing who will be involved in all aspects of Slate's portfolio of rental and condo projects.
This position will play a multifaceted role supporting the firm’s existing and future projects. This position serves as the manager of Slate’s brokerage, Abode Residential. Additionally, this position will support Slate’s acquisitions, development and asset management teams by providing pricing strategy recommendations, studies of competitive properties, supply and demand analysis, and participating in predevelopment of value-add and development properties.

Responsibilities:
- Manage the operations of Abode Residential
- Recruit and develop leasing agents and administrative staff
- Allocate property assignments among agents, responding to individual and project performance and feedback of key stakeholders
- Support and direct agents to facilitate finalization of lease negotiations as needed
- Review and approve all lease applications
- Review and approve all agent commissions
- Negotiate listing agreements
- Prepare annual operating budget for approval by senior management
- Manage, in collaboration with accounting team, Abode AP and AR
- Ensure compliance with NYS real estate licensing requirements, REBNY rules, etc.
- Oversee marketing of all Slate rental properties
- Establish and ensure compliance with operational “brand standards” for all internally-managed and leased properties in collaboration with property management and asset management groups
- Consistent and branded signage, naming plaques, marketing collateral, etc.
- Property-level staff uniforms
- Agent dress code, follow-up requirements, etc.
- Manage third party web design and hosting firms, as well as photographers and other vendors, to ensure that each property has a website that is clean, current and consistent
- Direct any dedicated advertising or social media (Abode-wide and/or individual property as needed)
- Establish and ensure compliance with operational “brand standards” for all internally-managed and leased properties in collaboration with property management and asset management groups
- Provide market analysis and advise on leasing strategies (existing and new projects)
- Identify and analyze property competitive sets
- Prepare market and submarket supply and demand analysis
- Recommend project pricing and concession strategies
- Attend partner and lender meetings to discuss market conditions, project performance and competitive environment upon request
- Predevelopment support
- Review and advise on contemplated unit mix and sizing
- Make high-level scope recommendations with respect to finishes, appliances and amenities consistent with expectations of target demographics
- Analyze and comment on floor plans in collaboration with Slate senior management and project consultants
- Recommend consultants as requested
Qualifications
- Minimum 5 years of experience in residential brokerage
- Strong background in Excel required, Yardi experience preferred
- Strong knowledge of and experience in the leasing of New York City residential real estate. Additional experience in condo a plus.
- Expert knowledge of New York City with regards to location of streets, neighborhood profiles, and each submarket’s rental and for-sale residential housing prices
- Extensive understanding of key residential marketing channels (Streeteasy, etc.) and management of online marketing presence
- Predevelopment and/or market research experience are both a plus
- Top-tier education (degree from a Top 30 ranked undergraduate institution) and strong GPA
- Must have a New York real estate license in good standing
- Strong written and verbal communication skills to successfully manage internal and external relationships
- Must be able to work independently, prioritize multiple tasks effectively, take on additional responsibility, and have strong attention to detail
