General Description
As an Analyst you are responsible for supporting the Acquisitions and Development teams with financial models and analysis to support the acquisition, development, construction, financing, marketing, leasing and sale of Trailbreak Partners’ portfolio of real estate investments. The Analyst will conduct market research, prepare presentation packages, and provide market and financial analysis in support of the Acquisitions and Development teams. Additionally, the position will include the compilation of market data, financial and operational information and data for purposes of analyzing, interpreting, and reporting on current and potential opportunities.
This position offers the opportunity to work with a dynamic and growing company that encourages collaboration across professional teams in the areas of Accounting, Finance, Acquisitions, Development, Asset Management, Project Management, and Corporate Leadership.
Key Roles and Responsibilities
- Financial modeling/underwriting – Use financial models to evaluate real estate acquisition and development opportunities including conducting property income and expense analysis, capital structures, cash flow modeling at both the asset and joint venture (“waterfalls”) levels, sensitivity and scenario analysis.
- Assist with due diligence including market research, coordination and review of third-party reports, property inspections, compilation of rent & sales comps, permits, municipal fees, local property taxes, etc.
- Research active/potential markets through direct research and internal and external resources.
- Develop content for use in internal and external presentations, and investor reports.
- Create marketing packages for equity and debt financing.
- Cultivate broker relationships for new investment opportunities that fit company investment criteria, and to procure market information.
- Update financial models and software platforms with actual data to evaluate investments in the company portfolio.
- Maintain and update internal pipeline and trackers.
- Summarize and present findings and recommendations succinctly to corporate leadership.
- Collect and follow market research on industry trends, monitor and analyze key demographic and economic trends in the assigned geographic markets, and report the key developments to corporate leadership.
- Prepare applications for financing.
- Perform special projects as directed by management.
Qualifications
- 2 - 4+ years of experience in real estate finance is a must.
- Bachelor’s degree in finance, real estate or a related field; Master’s degree is a plus.
- Understanding of basic real estate finance principles such as real estate tax assessments, commercial lease structures (NNN, MG, etc.), construction draw schedules, cap rates, net effective rent, public finance (tax increment finance, special districts, etc.).
- High proficiency with computer software. Advanced proficiency in developing and modifying financial models in Microsoft Excel is a must. ARGUS experience is a plus.
- Outstanding analytical, quantitative, and market research skills.
- Excellent written and verbal communication skills.
- Strong organizational skills with a high attention to detail.
- Interested in working in real estate finance and possess the ability to analyze various property types.
- Self-motivated; excellent time management skills and ability to prioritize work to be productive.
- Experience preparing materials for board meetings and presenting to senior stakeholders.

Compensation and Benefits
- Position is full-time based in Denver, CO (hybrid office with minimum of 2 days in office per week)
- Starting compensation: $90,000 – $110,000 base salary plus up to 20% target bonus
