The development pipeline at Third Space is an exciting and diverse collection of upcoming projects and we are always seeking new opportunities. We also own and manage a growing portfolio of income producing properties comprised of a mix of multifamily and commercial buildings across Metro Vancouver. It is our goal to sustainably grow this portfolio over time through acquisition and development.

The Role:
Reporting to the Vice President, Development, you will be responsible for leading complex developments from envisioning through to completion while providing mentorship and guidance to all development team members. You will be nimble in your ability to design and lead projects in conventional building practices. You will foster your established industry network on behalf of the company and aligned with Third Space’s values, culture, and purpose.
Key Responsibilities:
- Accountable for all aspects of development projects, from envisioning through to completion including multi-family, commercial and mixed-use projects
- Maintain in-depth knowledge in sustainable and low-carbon design, integrating best practices relevant to individual project goals
- Assist with acquisitions, due diligence review and feasibility analysis to make recommendations regarding project viability
- Maintain a thorough understanding of local municipal planning and development guidelines and policies
- Actively participate in industry and policy consultation, effectively communicating and reacting on behalf of Third Space’s assets
- Maintain a thorough understanding of the residential and commercial markets in Metro Vancouver
- Actively participate in the sales, leasing and marketing initiatives throughout the development process
- Manage legal and land title processes including housing agreements, easements, rights of ways, soils agreement, etc.
- Assisting with the preparation of financing and grant applications (BC Housing, CMHC, NRCan)
Qualifications and Knowledge:
- Minimum of 7 - 10 years of experience in development with a post-secondary degree in either real estate management, planning, architecture, engineering or other related field
- Passionate about creating a positive impact on the housing market and environment through real estate development
- Possess strong business acumen and desire to seek innovative solutions
- Comprehensive expertise in entitlements, design development, unit planning and a deep understanding of project budgets, strategy, and proformas
- A reputation for being a strong leader with a high degree of emotional intelligence
- Have an established network of local industry, city staff, municipal councilors, and consultants
- Experience in sustainable building design considered to be an asset
- Are an extremely effective communicator and project manager with superior oral and written skills.
- Excellent work ethic and attention to detail
- A solid understanding of construction, finance, and underwriting considerations
- Experience liaising with third-party general contractors
