Net Lease Development
Cove Capital Investments is seeking a Vice President of Net Lease Development for its build to suit net lease development platform. The candidate should possess a proven track record of the entire net lease development process from A to Z.
Compensation: Salary with generous bonus potential upon successful completion of projects. The sky is the limit for the right candidate.
Requirements:
- 3-5+ years of related experience working with a preferred developer of national/regional tenants of single tenant net lease properties
- Strong and comprehensive knowledge of real estate contracts & leases, site selection/acquisition, design and construction matters
- Self-starter/Go-getter, problem solver/critical thinker and ability to perform with sense of urgency and complete attention to detail.
- Ability to work independently as well as part of a dynamic team
- Strong attention to detail and evaluation skills
- Deep technical knowledge of the full net lease development process including: site selection, lease negotiation, land acquisition, construction, permitting process, etc.
- Someone who thrives in a fast-paced environment involving numerous running projects
- Strong verbal and written communication skills
- Strong commitment to utmost ethics and integrity
- Willingness to travel
Job Functions:
- Develop and foster relationships between the Company and national/regional tenant clients
- Secure all necessary property/project entitlements and construction related permits/approvals for each development
- Preparation and on-going administration of Development Update Reports summarizing progress/schedule as needed to manage each development
- Spearhead the preparation, analysis and on-going administration of a development’s budget/proforma, including site, building, tenant build-out, architectural, engineering, brokerage, tenant allowance, and any other soft and hard costs
- Review and aid in the execution and administration of Land Purchase Agreements, Letters of Intent, Lease Agreements with clients/tenants and other transaction-oriented documents
- Manage the preparation of development overview packages for each potential development site (e.g. site plan, site investigation report, project presentation, contracts and contract summary)
- Dialogue and effectively communicate with land sellers, governmental agencies and other parties throughout the development and closing process
- The management of lease work letter agreements, taxes, insurance, tenant delivery packages, rent commencement letters, etc, etc.
- Procuring and coordinating a network of engineers, architects, land use attorneys/planners, and any other necessary project consultants or vendors.
- Coordinate the production of, and review and have a thorough understanding of all projects related; site plans, surveys, geotechnical reports, Phase 1 & 2 ESA reports, Civil drawings, Architectural drawings, Structural drawings, PEMB drawings, etc.
- Analysis and tracking of project budget, change orders, draw review, delivery schedule, entitlements, incentives and deliverables.
- Analyze and approve consultant invoices
- Oversee the construction of projects to ensure quality, schedule, and a smooth turnover to all tenant users as well as potential buyers of the asset.
- Analyze construction pay applications and change order requests
- Complete construction punch list inspections
Educational Requirements:
Bachelor’s degree in Civil Engineering preferred; or Bachelor’s degree in Engineering or other related discipline.
