Job Description

POSITION SUMMARY:  Headquartered in Delray Beach, Florida, The Kolter Group (www.kolter.com) is diversified real estate development and investment firm that has invested in projects with expected value in excess of $19 billion. The Associate will join the Capital Markets team to assist in financing the acquisition and development of the firm’s new and existing residential developments, including high-rise condo towers, single-family homebuilding, land development, and multifamily projects.

 

GENERAL RESPONSIBILITIES:

 

Deal Team Support

  • Assist Capital Markets team with work related to the procurement and closing of debt & equity financing
  • Create, edit, and maintain memos, models and presentations for debt & equity offerings as required
  • Create and review complex financial models for various projects & financing structures
  • Collection, review & submittal of acquisition, loan & joint venture documents, due diligence reports and other transaction documents to lenders, capital partners & internal stakeholders

Acquisitions and Capital Raising

  • Manage internal deal approval process by reviewing and editing memos and models submitted by divisions to investment committee
  • Maintain and publish weekly pipeline report for pre-acquisition deals
  • Strategically allocate deals to different debt & equity partners to create attractive investment opportunities
  • Assist partners and lenders through deal underwriting process (including underwriting of development and construction risks, supply and demand trends, modeling assumptions, site tours, etc.)
  • Assist in deal closing process by ensuring partner has approved deal and provided information and funding as needed

Investor Relations and Management

  • Maintain relationships with new and existing equity partners
  • Oversee routine document and information distribution to partners on in-process projects
  • Create & maintain analyses to forecast & manage capital calls/distributions
  • Obtain information from divisions to answer questions from investors and full other investor ad hoc requests

Real Estate Asset & Debt Management

  • Update financial models & budgets for active projects concurrent with bi-annual or quarterly update cycle
  • Create and review performance reports, budgets and forecasts, and dashboard visualizations 
  • Help coordinate ongoing data integration & process automation efforts
  • Such other responsibilities as may be prescribed

QUALIFICATIONS:

  • High level of proficiency with Microsoft Excel, Word, and PowerPoint
  • High aptitude for quantitative and financial analysis
  • 2-5 years of experience in or knowledge of real estate development & investment, private equity & debt finance, data management & visualization
  • Strong verbal, written, and presentation skills
  • Strong personal attributes: ethical, self-motivated, multi-tasker, great communicator, organized and detail-oriented, team player, creative, professional appearance and manner

EDUCATION:

  • Minimum BA (degree in finance other quantitative discipline preferred). Strongest academics and test scores required with an emphasis on performance in quantitative courses.
