            ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

 

  • Direct, coordinate, and exercise functional responsibility for property management business
  • Track monthly budget variance
  • Maintain interface with third-party vendors, ensuring total contract compliance, and accurate and timely reporting
  • Resolve tenant relations issues to ensure their satisfaction
  • Perform regular property inspections with staff
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Implement the approved strategic management plan for the asset(s). Has primary responsibility for the day-to-day operations to assure that all site operations follow established policies and procedures, the management agreement, and are consistent with ownership’s overall objectives
  • Adhere to the approved budget with primary responsibility for cash flow forecasts, reforecasts, funding requests. Also responsible for reviewing real estate tax assessments and engaging/assisting with tax consultants when necessary and as approved
  • Monitor and enforce the terms of all lease agreements, tracking tenant invoices and payment of rents in compliance with the leases
  • Ensure regulatory compliance and effective management of risk and liability
  • Hire, train, and supervise management staff. Responsible for performance management, salary reviews, goal setting
  • Participate in negotiation of service contracts to achieve highest levels of performance at competitive pricing in compliance with policies and procedures.
  • Ensure processes and procedures are in place for the following (not limited to): certificates of insurance tracking for tenants and vendors, tenant move ins/outs, work order systems and tracking of preventative and proactive work orders, above standard bill backs, any existing ROFO’s or ROFR’s.
  • Participate in corporate meetings as required
  • Understand and observe compliance with management agreements
  • Review and approve monthly invoices
  • External involvement in committees and organizations such as BOMA
  • Administer special projects assigned by Executive Leadership
