Development & Acquisition Analyst 2022
Quad Capital Partners (“QCP”) is seeking an Analyst to join the Investments group of its private equity real estate investment team. QCP is an entrepreneurial and lean organization, offering the unique opportunity to participate in all aspects of the development and investment process from initial sourcing to asset management/ disposition. The Analyst will play an integral role in the business including identification of new ground-up development and value-add acquisition opportunities, detailed underwriting and financial modeling, due diligence, financing, construction management, design, asset management, and capital raising.
QCP is an institutional real estate investment and development firm that is currently investing on behalf of its first opportunistic fund totaling $250 million in equity commitments, led by a state pension fund. Directly and with local partners, QCP invests into multifamily, life science, office, industrial, hospitality, and student housing assets through three main strategies:
- Build-to-core market rate multifamily, and select commercial development opportunities;
- Acquisition and repositioning of undermanaged / underutilized / underperforming assets;
- University and institutional partnerships.
Quad Capital Partners was founded in 2020 by Seth Martin, who prior to forming QCP was President of Pritzker Realty Group, a $2.0 billion investment platform which he successfully led for over a decade. QCP is the investment management affiliate of First Martin Corporation (“FMC”), a vertically integrated, privately held real estate investment company based in Ann Arbor, Michigan. Founded in 1968, FMC is one of the largest owners of real estate in Ann Arbor.
Essential Responsibilities include but are not limited to:
- Work directly with the Investments team and senior leadership to underwrite and execute new acquisitions, developments, dispositions, financings, business plans, and joint ventures;
- Assist in the execution and management of existing development and value-add investments;
- Prepare detailed cash flow models incorporating distribution waterfalls, sensitivity matrices, IRR, NPV, and more;
- Prepare investment committee memos, investor presentations, financing memorandums, internal briefs, and related support material;
- Support strategic and on-going operational process at the property and fund level;
- All other duties as assigned.
Preferred Qualifications:
Candidates must demonstrate a combination of intellectual aptitude, quantitative skill, personal motivation, and distinguished written and oral communication. It is strongly preferred that your background include:
- 1 - 3 years of previous experience in commercial real estate, private equity, or banking;
- BA or BS from an accredited university, preferably in real estate, finance, business, accounting, economics, mathematics, or related area;
- High proficiency in financial modeling and working knowledge of Microsoft Office Suite. Experience with Argus Enterprise preferred;
- Energetic self-starter who is flexible, organized, proactive, detail-oriented, and thrives in a tight-knit environment.
