Job Description

 

This position is focused on the financial analysis, leasing and asset management of Brookfield’s industrial portfolio in Southern California. The candidate will be primarily focused on asset management, lease analyses, oversight of third-party Property Management, business plan development and implementation, and managing internal and third-party valuations.  Additionally, the candidate will have exposure to underwriting, market research, portfolio management and development, working with the various teams in regional offices across the U.S. The experience will provide a broad understanding of real estate management, the U.S. logistics market, and real estate investment analysis.

 

Primary Responsibilities:

  • Manage lease process including underwriting and analysis, negotiations, approvals and review of lease documents; make landlord decisions and take actions concerning issues of tenant credit and surety, bankruptcies and past due receivables;

  • Develop annual operating budgets in conjunction with property managers, including leasing and capital project forecasting

  • Stay current with:

    • Pipeline of leasing prospects;

    • Status of lease expirations;

    • Condition/marketability of all vacant and expiring suites, and;

    • Competitive positioning of the assets and availabilities with the respective markets;

  • Cultivate and maintain positive direct tenant and broker relationships;

  • Oversee property management function including facility management and brand standard enforcement;

  • Direct tenant improvements and other capital programs whether managed internally or via 3rd party property management;

  • Work with Financial Planning and Analysis on:

    • Creation, delivery and monitoring of quarterly income (leasing) reforecasts and performance against an Annual Business Plan, and;

    • Cash flow projections for return analyses, adequate loan coverage, and capital improvement programs

    • Analyze third party appraisals and conduct internal valuations

  • Provide analytical support to colleagues in the areas of fund operations and investments

  • Work on other tasks / initiatives in the areas of acquisition, development, portfolio management, and market research

 

Qualifications:

  • Undergraduate degree in either Real Estate, Finance or applicable field. 

  • 5 to 7 years’ work experience in commercial real estate

  • Proficiency in all applicable software including Argus, Yardi, and Microsoft Suite (especially Excel and Power Point)

  • Strong understanding of financial principles and analytical ability with a high attention to detail

Candidate Profile

The successful candidate will be a professional with experience from an operating platform or private equity firm. Strong foundational financial acumen to put together budgets and report to Brookfield’s fund management platform is also a necessary skillset. While industrial knowledge and experience is preferred, s/he may come from a broader platform, covering multiple asset classes.

 

S/he must be a confident self-starter and highly collaborative by nature, willing to roll up his/her sleeves to drive the business.  S/he will ideally have a patient and strategic orientation and an ability to defend his/her position in a well-reasoned, articulate fashion.
