JOB SUMMARY

The Senior Associate, Investments is responsible for portfolio analytics, sourcing and evaluating potential acquisition and development opportunities that align with established investment criteria in accordance with Holland Property Investment’s Core Values.

ESSENTIAL JOB FUNCTIONS

  • Maintain market intelligence and information of current market conditions in our geographical footprint.
  • Develop and maintain acquisition and development models.
  • Provide real estate trend analysis.
  • Assist in developing and maintaining network of brokers, owners, and other sources of potential acquisition and development targets, both marketed and off-market.
  • Work with the Associate, Investments to create cash flow projections for targeted investment opportunities and formulate strategies to maximize investment returns
  • Partner with portfolio team in the analysis and maintenance of portfolio models.
  • Oversee the creation of portfolio models for prospective funds/investment vehicles.
  • Conduct site visits to acquisition and development targets and tours of competitive properties to gain a comprehensive view of potential investments.
  • Coordinate with Holland Residential, Holland Development, and Holland Construction Management teams to ascertain the feasibility of assumptions used in property underwriting.
  • Work with Portfolio Manager on the preparation of investment committee memoranda for proposed transactions and participate in their presentation to Investment Committee.
  • Partner with legal and transaction teams to assist in the due diligence and/or closing of investments.
  • Represent Holland Property Investment in a professional manner at all times.
  • Perform all other duties as directed and assist the overall team effort in any way possible.

JOB REQUIREMENTS

Education: Bachelor’s degree in business, finance, real estate or related field required. Advanced degree preferred.

Experience: Minimum five years investment, acquisition or portfolio management experience required. Experience in multifamily real estate preferred.

Knowledge, Skills and Abilities Required:

  • Advanced proficiency in Microsoft Office 365.
  • Ability to create and analyze complex models.
  • Ability to interface with the broader market including real estate brokers, advisors and principals
  • Exceptional qualitative and quantitative analytical skills.
  • Ability to evaluate multifamily investment opportunities across various risk classes including core, value-add, and prospective development.
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment and meet deadlines through effective time management skills.
  • Ability to think critically and creatively and exercise sound judgement.
  • Detail oriented and organized.
  • Excellent communication, interpersonal, presentation and public speaking skills.
  • Ability to handle the highest level of confidential issues with the utmost sensitivity.
  • Ability to understand, review and clearly explain complex contracts and legal documents.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required. 

This position also requires:

  • Valid Driver’s license required.
  • Travel 5%-10% of the time and overnight stays  
  • Ability to lift or move up to 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
