DEPARTMENT OVERVIEW
Real Estate (RE) provides real estate services for the UC San Diego campus investment portfolio of University-owned and leased property valued at more than $1.2 billion. The RE department is responsible for negotiating and implementing public/private partnership developmentprojects, property acquisitions and dispositions, on-campus leasing to third parties, including retail and research tenants, and off-campus leasing as a landlord and as a tenant. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents. The office comprises functional units that include leasing as landlord and tenant, licenses, fiscal management, and administrative services, property acquisitions and dispositions, public-private partnership development, and asset management.
POSITION OVERVIEW
In support of the Executive Director, Real Estate, the Senior Director of Real Estate Acquisitions and Public-Private Partnerships is the technical expert in evaluating and negotiating acquisitions, leases and ground leases, public-private partnerships, real estate development, and sales of property for the University. The Senior Director uses expert administration skills in providing leadership and professional services to best use the University's real estate assets, which is strategic in carrying out the University's mission.
The Senior Director is an expert in several of the following disciplines:
(1) analyzing and structuring complex real estate partnerships and transactions
(2) decision-making and transaction negotiations
(3) the real estate development process
(4) real estate development finance
(5) lease and ground lease terms
(6) acquisition evaluation and underwriting for investment
(7) the acquisition due diligence and escrow process
(8) extensive working experience in the legal agreements associated with complex real estate transactions
May represent the real estate office in a field/discipline at meetings and conferences involving academic compliance committees, campus, system-wide, local government, state, and federal levels of authority in matters related to field of expertise. Decision-making is based on established procedures and integration and/or interpretation of relevant laws, regulations and organization policy, and professional best practices.
QUALIFICATIONS
• Minimum of seven (7) years of experience and superior skills in public-private partnership procurement, negotiation, and related legal documents.
• Experience preparing developer Requests for Qualifications and Proposals, organizing and managing selection committees, evaluating developer proposals, and coordinating the developer selection process.
• Demonstrated ability to work independently, exercise excellent business judgment, and find creative solutions to problems.
• Proven experience in financial modeling and negotiating strategies for real property leasing, ground leasing, and development transactions.
• Thorough knowledge of and ability in a computing and communications environment, including proven skill with using computers for producing complex legal contracts and a tool for analysis, including electronic spreadsheets, databases, and modeling applications.
• Demonstrated experience in making presentations; ability to speak before large and small audiences.
• Experience in real property-related litigation and legal issues, including complex ground lease and development agreements, easements, access agreements, tenant evictions, tenant improvements, land ownership disputes, tenant/landlord disputes, and lease interpretation
• Working knowledge of technical and engineering aspects of construction as used in tenant improvement projects and asset management.
• Expert knowledge of real estate principles and practices, methods, and procedures used in competitive real estate transactions, including value analysis and sources, selection techniques, applicable rules, regulations, laws, policies, guidelines, and practices.
