Job Description

Role & Responsibilities

Buchanan Street Partners, a national real estate investment manager based in Newport Beach, CA, seeks an investment professional to assist with the acquisition and development of self-storage properties and asset management of fund investments. The position will report to a partner/manager and functions will include:

  • Underwriting self-storage investments in Buchanan’s Western U.S. target markets:
    • Assist in sourcing new investment opportunities
    • Communicate with brokers and sellers
    • Analysis of market data and trends to develop underwriting assumptions
    • Cash flow modeling
    • Identification and analysis of comparable sales
    • Preparation of investment summaries, proposals, committee memoranda
    • Assist with the due diligence process
    • Execution of transaction closings
  • Assistance with transaction financing, including preparation of financing memoranda, providing lender due diligence materials, analysis of competing bids, and closing coordination
  • Active coordination with portfolio managers and asset managers in a team-oriented approach to asset manage investments, coordinate business plans with third party property managers, provide day-to-day operational oversight, and confirm investment objectives are being met
  • Portfolio oversight will include:
  • Monthly Reporting and budget variance overview
  • Assist with the preparation of monthly capital/distribution calls
  • Assist with approvals of monthly payables after thorough review and comparison to budget

 

Required Background & Skills

The successful applicant will have 3-7 years of directly relevant experience with a real estate investment company. A 4-year degree is required (business/economics major preferred); The selected candidate will have the following skills:

  • Experience modeling real estate investments, including “waterfall” cash flows, and carried interest structures in Excel
  • Asset management experience (Experience in self-storage preferred)
  • Strong writing and presentation preparation skills
  • Team oriented, “extra mile” work ethic, competitive mindset, firm culture contributor/carrier
