OVERVIEW:
The Director of Acquisitions will have proven experience in affordable housing utilizing low-income housing tax credits (LIHTC) and will play a key leadership role in directing the future expansion of Conifer’s multifamily portfolio. The ideal candidate will have strong experience in all aspects of the acquisition process – sourcing, financial structuring and underwriting, management of due diligence, and closing multifamily investment opportunities. Specific experience in acquisition-rehabilitation of existing properties using 4% LIHTC is a plus. The candidate should have at least 10 years of experience, and a proven track record of successfully executing acquisition transactions. The Director of Acquisitions must have the ability to work independently and in collaboration with the rest of the acquisitions team and other Conifer development team members.
RESPONSIBILITIES:
- Source multifamily affordable investment opportunities by interfacing with the brokerage community and principals directly. The ideal candidate will have a well-developed network that can provide deal prospects.
- Managing acquisition process from deal sourcing through closing.
- Responsible for financial modeling and managing analysts to ensure underwriting conforms to company investment parameters.
- Conduct and manage due diligence to determine viability of new acquisition opportunities
- Leading underwriting and recommending acquisition targets after researching properties, rent and sale comps, submarkets, demographics, physical characteristics, and other pertinent information.
- In conjunction with asset/development management team, create and review capital budgets and business plans and coordinate with third party managers and other sources to help fully define and vet investment opportunities.
- Being the focal point of the due diligence process, including gathering and analyzing due diligence materials and coordinating third party reports. This includes verifying property details, market analyses, title/survey, rent comps, as well as completing property inspections, unit walks, lease file audits, and maintenance audits.
- Working with lenders to identify optimal debt strategies and negotiate debt documents.
- Familiarity with private investor capital legal structures and accounting treatment, as well as with institutional joint-venture structures and processes.
- Writing clear and concise communications and draft Investment Memoranda for presentation to the firm's Investment Committee.
- Collect & maintain macro & micro socio-economic, political, and demographic research on all potential markets, as well as engage with senior management on market and operational trends to alert them of changes and makes suggestions on potential opportunities.
- Act as project leader and communicator in many situations where working across all areas of Conifer is needed; brings groups of people together for a common purpose of optimizing either our operations or our future investments.
- Oversee and perform ad hoc analyses based on operational trends, economic trends, or competitive developments.
- Must have the ability to synthesize information into meaningful conclusions and recommendations.

SUCCESSFUL CANDIDATES’ EXPERIENCE WILL INCLUDE:
Ten years in the following fields or combination of experience in planning; real estate development, asset
management, commercial/investment banking, or real estate law.
- Bachelor’s and/or Master’s degree in Finance, Real Estate and/or Economics
