Tidewater Capital is a private investment management firm based in San Francisco specializing in real estate investment and development. The company acquires, manages, and develops real estate in order to provide superior risk-adjusted returns to its investors while also serving as an engaged member of the communities in which it operates.

Our firm is geographically focused, yet diversified across various product types. Our experience extends across a wide array of asset classes including multi-family, retail, office, industrial, hotel and self-storage facilities, with an expertise in value-add and opportunistic investments. We focus on assets in the Bay Area that can benefit from entitlement, development, rehabilitation, repositioning, or improved management to create and capture incremental value.

The Company currently manages an existing portfolio of 13 real estate projects across the Bay Area along with a discretionary investment vehicle capitalized by a combination of individual and institutional investors.

 

About the Opportunity:
The Accounting Manager is responsible for the financial reporting and related activities around the financial reporting process for the company’s various investment vehicles. Key activities include preparing and/or reviewing monthly, quarterly, and annual reports. The Accounting Manager supervises various external third-party accountants, and other such outsourced functions to ensure the accurate and timely preparation of financial information and the related reporting to different stakeholders such as Tidewater’s internal asset managers and senior management, joint venture partners, lenders, and fund partners. The Accounting Manager reports directly to the Finance Director.

We are looking for a proactive, high-energy, team player that will take pride in their primary responsibilities, but also be able to step in and work with the team on a variety of ad hoc projects and initiatives.

Such additional aspects include but are not limited to Legal & Compliance, Insurance, Treasury, and other functions critical to Tidewater’s success.

Overall

  • Maintain and improve strong internal accounting controls, especially over accounts payable and cash management.
  • Prepare/manage/maintain various entity records such as master entity lists, tax ID tracking, state registrations, and business licenses.
  • Stay up to date with recent tax and accounting policy updates and issues
  • Duties are likely to expand into other areas of responsibility typically related to “back office” functions, such as compliance, insurance, and treasury. 
Property / Joint Venture Level Accounting
  • Supervise and direct the third-party Bookkeeping Team (Scrubbed) to fulfill all internal property and other SPE reporting requirements.
  • Manage and coordinate the review process of the monthly and/or quarterly financial reporting packages submitted by third-party managers/accountants for the assigned properties, joint ventures, and other special purpose entities.
  • Assist in annual and periodic updating of budgets for real estate and management company entities.
  • Administer loan and partnership agreements to ensure full compliance with all relevant documentation.
  • Manage cash flow needs in various real estate entities; coordinate related capital calls and distributions.
  • Act as the main point of contact for property audits and tax return filings.

Fund Level Accounting

  • Assist in ad hoc tasks assigned for the Fund’s line of credit draw / paydown requests, capital calls, distributions, and payment processing.
  • Review third-party prepared quarterly waterfall calculations, management fee calculations, and capital account allocations.
  • Prepare quarterly investment accounting valuation rollup.

Qualifications:

The following reflects management’s expectation of qualifications for this job, however candidates with be considered on an individual basis.

  • Commercial real estate experience strongly preferred including experience with property accounting, investment company accounting and REIT reporting a plus.
  • Accounting degree; minimum of 4-6 years of total experience. CPA license a plus (active or inactive).
  • Strong analytical ability; team player capable of providing results and meeting deadlines.
  • Well organized, self-starter, able to handle multiple priorities.
