The Harry and Jeanette Weinberg Foundation, one of the largest private charitable foundations in the United States, is dedicated to meeting the basic needs of people experiencing poverty. The Foundation administers the majority of its funding in its priority communities: Baltimore, Chicago, Hawaiʻi, Israel, New York City, Northeastern Pennsylvania, and San Francisco. This includes supporting nonprofits serving federally designated rural areas within, or adjacent to, these priority communities. All of these locations represent personal ties to the life and legacy of Harry Weinberg, as well as communities where Weinberg Foundation trustees reside and provide leadership. Since 1990, the Foundation has distributed grants totaling more than $2.7 billion.
Position Summary
The portfolio and asset management analyst will be responsible for providing portfolio, asset and transaction level analytics, reports, and support for a $1 billion (primarily retail and industrial) real estate portfolio. This position will assist in analyzing new lease opportunities, and property and portfolio efficiencies, as well as support continued maintenance of the Argus property models and will play a major role in the annual appraisal process. This position will work collaboratively with Hawai’i real estate staff and finance staff in the Hawai’i and Baltimore offices.
Overall Responsibilities
- Maintain and update portfolio Argus models, Google Earth database, and other Excel databases.
- Support the annual budgeting effort.
- Support asset managers with analytics in Excel and Argus.
- Maintain and improve Island Tour Books in PowerPoint.
- Assist in drafting annual asset plans and updating market information.
- Assist in the transition to an annual appraisal cycle using Argus.
- Assist in generating presentations, memos, and other reporting.
- Work with the Finance team to generate financial reports.
- Perform other duties as assigned (e.g., support real estate IT system analysis and implementation; manage customer service initiatives; participate in industry, government, and agency working groups, etc.).
Skills and Qualifications
- Bachelor’s degree required, MBA or other related degree preferred.
- Proficient in Excel, Word, PowerPoint, SharePoint, and Outlook.
- Familiarity with Excel data models, Pivot Tables, Power Query, and Power BI.
- Strong Argus skills.
- Three to five years of experience working in Commercial Real Estate and with exposure to acquisitions, lending, appraisal/valuation, development, and/or asset management.
- Basic understanding of commercial real estate investment activities, including leasing, acquisitions/sales, property management, investment analysis, repositioning and/or development, managing minor and major capital expenditures.
- Basic understanding of accounting and financial statements and familiarity with Yardi and/or MRI.
- Strong project management skills and ability to work collaboratively and manage multiple and competing priorities.
- Demonstrated proficiency with real estate economics, including supply and demand relationships, analytical techniques, and knowledge of appraisal approaches and drivers of value.
