Job Summary: Market Leader
Market Leader. CBRE Advisory Services pursues its business strategy primarily through operations managed at the local market level (the "Local Market"). The leader of a Local Market is referred to in this document as a "Market Leader." The organizational title of a Market Leader can vary, depending on various factors including the size of the market and the Market Leader's tenure and long-term performance.
Essential Duties. The Market Leader has overall responsibility for the financial and operational performance of the assigned Local Market. The primary duties of the Market Leader are:
• Growth. Grow an Advisory Services business in the Local Market that is meaningfully larger and more capable of consistently delivering measurably better client outcomes than CBRE, or any competitor, has previously delivered. Sustainable growth levers supported by the broader CBRE enterprise include building diverse and resilient businesses, recruitment, retention, and strategic M&A.
• Competitive Positioning. Build an Advisory Services business that i) is the Local Market leader in all core services, ii) sustainably grows its market share in all core services, and iii) maintains/extends its lead in services where the Company has the lead market position.
• Enterprise Strategic Initiatives. Collaborating with Advisory Regional Group Presidents and LOB/Functional Leadership, execute Enterprise Strategic Initiatives in the Local Market with pace and intensity.
• Operational Excellence. Assure that Local Market business operations are executed efficiently and cost effectively. Collaborating with Advisory Regional Group Presidents and LOB/Functional Leadership, i) assure that CBRE's local broker operating platform is a competitive advantage in recruiting, retaining and enhancing productivity of brokerage professionals, and ii) achieve strong insight into the Local Market's performance against growth, competitive and other operational objectives.
• People. Assure that the Local Market team (leadership, staff and producers) is an engaged and diverse group of colleagues working collaboratively to achieve the Company's objectives. Develop actionable succession plans for key Local Market roles (including key producers). Leverage the company's manager excellence, talent development and succession planning tools to this end.
• Culture. Establish a culture in the Local Market such that the team works collaboratively to pursue all enterprise and local initiatives with pace and intensity. Achieve a high level of accountability for results-celebrate accomplishments while eliminating complacency.
The long term and short-term performance of a Market Leader will be primarily assessed against these primary duties and annually assigned performance objectives.
Enterprise Executive Responsibilities. The Market Leader is an Enterprise Executive position and is therefore expected to carry out the additional duties and responsibilities listed on Exhibit 1.
QUALIFICATIONS

EDUCATION and EXPERIENCE
• Bachelor's Degree in business, engineering or related field from an accredited 4-year college program preferred. Master's degree in business, economics, urban studies, law or related program preferred; strongly preferred if a non-business undergraduate.
• Typically at least 10-15 years of experience in their field with strong financial and marketing orientation and proven track record of consistently generating revenue and profits.
• High level of business acumen. Knowledgeable in relevant policies and market trends, technology and information affecting the business and competition.
• Provides strong experience in managing a diverse workforce including sales, operations and expense management.
• Utilizes an entrepreneurial approach and develops innovative solutions.
CERTIFICATES and/or LICENSES
Real Estate salesperson license from the state of Ohio. Appropriate designations and participation in professional and industry organizations desired.
COMMUNICATION SKILLS
Excellent written and verbal communications skills. Able to foster a strong service-orientation and an "advisory role" in client relationships. Able to comprehend, analyze and interpret the most complex business documents. Able to motivate and negotiate effectively with key employees, top management and client groups to take desired action. Generates powerful proposals and makes convincing presentations to achieve new business. Communicates regularly with employees to share business updates, company vision, etc. Communicates regularly with senior leadership.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.
REASONING ABILITY
Able to comprehend and solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry environment. Draws upon the analysis of others (human resources, legal, finance/accounting and other shared services groups) to assist in making recommendations that have a direct impact on the company.

SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Makes final decisions on administrative or operational matters and ensures operations' effective achievement of objectives. Involved in developing, modifying and executing company policies that affect immediate operation(s) and may have company-wide effect. Decisions that would have effect outside immediate area of responsibility (i.e. other functional or operating areas) are approved by next level supervision and appropriate senior management prior to implementation. Erroneous decisions could have a serious impact on the overall success of function and/or division
