Cooper Square Acquisitions is a fast growing, entrepreneurial, real estate investment firm focussed on small balance commercial & multifamily value add opportunities. We are based in Cherry Hill, NJ, just 15 min. from Center City Philadelphia. Founded in 2016 with 1 single family home, we now own and manage 200+ residential units across 100+ SFR/small balance multifamily properties with $30MM of AUM. We are poised for growth and are actively looking to bring on exceptional team members across our property management, construction management, maintenance, and acquisitions teams. Job Description
As the Acquisitions & Asset Management Associate you will be directly responsible for the performance of our existing portfolio, quarterbacking value add programs on new acquisitions, and underwriting prospective deals. You will report directly to the firm's founder and have a great deal of autonomy to carry out your vision and new initiatives. Our property management, construction management and acquisitions teams will report directly to you. Your time will be split between the office, job sites, and new touring acquisition opportunities which are generally within 15 minutes of the office.
This role will require strong operational & managerial skills rather than extensive underwriting experience. The ideal candidate enjoys being hands on; taking an asset from acquisition, through construction, lease up and refinance. Some finance experience is beneficial as you will interface with bridge and term lenders.
Career Path
CSA’s existing portfolio is currently founder held with no outside equity capital. We have found this to be an operating advantage as there is no time wasted on capital raising, investor reporting, or GP/LP conflicts. We spend our time finding and executing on good deals. A top performer in this role can expect significant incentive compensation along with a path to gaining equity ownership in the firm’s future deals.
Qualifications

3-5 years of full-time experience in a real estate investment, construction, or asset management role

B.A./B.S. degree with a concentration in business, real estate, or construction management

Graduate degree encouraged but not required

Strong desire to work in an entrepreneurial environment

$140K base salary

$30K to $55K expected bonus and incentive compensation
