Job Description
VP/SVP of Asset Management will be responsible for assisting with the firm's multifamily real estate portfolio. The ideal candidate will be an individual who is highly skilled, self-starter, analytical, operates with common-sense and experienced with office, retail, and multi-family rental apartments. This role with work closely with the Managing Director, Investments and other senior leaders to manage assets located within California.
SKILLS/KNOWLEDGE/ABILITIES
· Ability to methodically solve problems and quantify solutions with limited direction
· Review capital budgets and long-term goals for existing assets and acquisitions to formulate annual business plans
· Work closely with property management teams to implement business plans
· Manage vendor relationships nationally to obtain best pricing for all services
· Work with Capital Project group to implement renovation and/or rehab plans
· Identify and evaluate opportunities to renovate existing communities, analyzing projected costs, cutting costs and investing in renovations when necessary
· Conduct property site visits to maintain familiarity with property management and operating team
· Oversee financial analysis of portfolio's operating results, identifying trends, telling a story, and providing strategic recommendations to senior management
Continuously monitor performance against original underwriting
· Oversee due diligence on potential acquisitions to the portfolio
· Experience working in a result-oriented environment with multiple competing deadlines
Self-motivated with ability to make independent decisions while working within groups framework goals and policies
· Exemplary work ethic
· Strong communication skills that can tailor to both technical and non-technical audiences
· Strong PC skills required, including extensive experience with spreadsheets
· Strong analytical skills and strict attention to detail
· Ability to prioritize several tasks at one time and meet tight deadlines
· Advanced knowledge of financial concepts including but not limited to financial statements, fixed income investments, credit risk, swaps and other derivatives
EDUCATION AND EXPERIENCE
In return for a competitive compensation package, the ideal candidate will possess the following:
· Bachelor’s degree in finance, Real Estate, Business or related field, MBA is a plus
· Industry designations a plus; CPM or CCIM
Strong understanding of valuation process; highly capable of valuing all major commercial real estate product types via DCF
· 5+ years’ experience in asset management, acquisitions, operations with focus in Office, Retail and Multifamily properties
· Proven track record of managing complex portfolios of properties
· Proficient in Yardi and creating and analyzing Excel financial models based on historic data
· Operations exposure or knowledge
