Our client is an institutional real estate investment firm which focuses on private equity and private debt investments in residential real estate in the United States and Europe. The firm currently manages over $7 billion in AUM, representing more than 100 German and Swiss institutional investors. In addition to the headquarters in Switzerland, the firm has offices in numerous German cities as well as London, Stockholm, Vienna, Dubai, Luxembourg, and Miami.

Position Overview:
The Director of Development & Construction will manage the design and construction processes of multifamily real estate development including oversight of land acquisition, site feasibility, project entitlement, project financing, development, construction, asset management, and disposition of projects.

Key Responsibilities:
  • Project management of new ground-up multifamily developments with the understanding of the real estate market demands and the firm’s asset strategy.
  • Oversee all aspects/phases of development including facilitation of entitlement process, oversight of construction, establishment and/or continuation of the work plan, time frame, staff requirements, and allotment of available resources for various phases of the project.
  • Lead the due diligence process. This includes traveling as necessary, participating in site walks, pre-con estimation, coordinating with 3rd party inspectors and contractors, and assistance with the recommendations and corresponding build-out of capital needs plans.
  • Evaluate, assess, and coordinate the execution of land acquisition opportunities.
  • Gather and document project requirements and ensure completion of the necessary feasibility studies, designs including resource plans, schedules, and work plans to produce final project plan.
  • Prepare and monitor project-related budgets, proformas, documentation outlining staffing requirements including engagement of consultants and contractors.
  • Coordinate the project team comprised of internal departments and external operating partners to manage the scope, layout, design, and other criteria regarding the project.
  • Oversee contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the projects.
  • Responsible for engagement and procurement of professional services, construction, budgeting, design and permitting approvals, scheduling, cashflow forecasting, contract management, construction implementation and closeout.
Requirements:
  • Bachelors’ degree in related field with 7 years of relevant experience. MBA or MS in Real Estate Development or Finance a plus.
  • Experience in delivery of ground-up multifamily development projects and capital projects from inception to completion is required.
  • Thorough knowledge of the architectural and engineering design process, building systems, zoning, per-mitting, commercial construction, and real estate development.
  • A customer-focused and holistic approach to development, considering a wide-array of stakeholder perspectives including tenants, investors, and internal teams.
  • Proven leadership skills that cultivate collaboration and stimulate pro-active communication among internal and external team members.
  • Excellent problem solving and analytical skills, and ability to manage multiple, complex projects while meeting deadlines.
