Asset Management Associate

DH Property Holdings, a national developer and owner/operator of industrial and commercial assets, is recruiting an Asset Manager. The Asset Manager will be a strategic-minded business partner to the firm’s senior management This individual will be an accomplished asset management professional with a solid business acumen and experience in the commercial real estate industry. This position will report to the Founder and Principal of the firm, Dov Hertz, and will be based at their headquarters in Manhattan.

Founded in 2016 by Dov Hertz, the New York City-based company has unparalleled experience in the design, development and repositioning of urban infill logistics facilities nationally. DHPH currently has over 6 million square feet, or over $2.5 billion, of Class-A urban warehouses complete or underway throughout the Northeast, including New York, Boston and Philadelphia as well as a 1 million square foot portfolio of Class-B warehouses in the same markets. DHPH has been at the forefront of the industrial logistics trend since its founding and developed the first multi-story urban distribution warehouse on the east coast.

KEY RESPONSIBILITIES

• Interface with third-party consultants including property managers, attorneys, architects, general contractors, and other consultants on matters related to our growing portfolio.
• Oversee commercial leasing transactions within the portfolio, including lease negotiations and interactions with brokers and existing or prospective tenants as applicable.
• Analyze and monitor capital improvements, construction, or renovation efforts throughout the portfolio.
• Participate in weekly asset management meetings. 
• Monitor, review, and evaluate inbound property financials, cash positions, leasing trends, lease expiration schedules, submarket fundamentals, and portfolio trends as needed to enhance asset value, cash flow, and profitability.
• Analyze and oversee strategic asset management decisions pertaining to key leasing, repositioning, capex, opex, financing, and related portfolio matters.  
• Prepare and maintain quarterly and annual reports.

• Bachelor’s degree
• 5+ years in asset management
• Experience working in a rapidly growing, entrepreneurial, closely held commercial real estate developer and owner/operator is preferred.
• Proactive with issues and highly responsive to management. Must have experience working with various projects and deadlines, while reporting effectively and in a timely manner to senior management.
• Cognizant of big picture and task objectives, yet also detail-oriented and willing to take a hands-on approach.
• Well-organized, self-directed, experienced leader with appropriate industry experience.
