Responsibilities
The Director of Marketing and Tenant Engagement for Hudson Square Properties will work with the Hines Asset Management and Property Management teams in addition to managing a variety of external vendors and consultants (i.e., public relations firm, social media manager, tenant engagement team, architects, renderers, design firms, etc.) in order to effectively execute the portfolio’s marketing strategy and tenant engagement goals. They will collaborate across asset and property management staff to ensure effective outcomes with respect to third-party vendor management. The Director of Marketing and Tenant Engagement will ensure all objectives are executed in a manner commensurate with a Class A office portfolio and that tenant satisfaction is maintained at the highest level. Responsibilities include, but are not limited to:

Identify property and portfolio-wide objectives with Asset and Property Management teams.

Drive annual marketing strategic plan and corresponding budget preparation (~$3M+ annual budget).

In conjunction with leadership of the AM and PM teams, the Director of Marketing and Tenant Engagement will lead efforts with respect to marketing material and communications strategy for the Hudson Square Portfolio:

Management of PR Firm and development of PR Strategy.

Review drafts of paid media and earned advertisement copy.

Creation of marketing materials (digital and print) for various buildings as well as the portfolio/neighborhood as a whole.

Drive branding of the portfolio and the neighborhood as well as individual assets. Ensure adherence to brand standards and guidelines across all marketing vendor relationships.

Set social media strategy and management of vendors developing content for social media.

Expansion of social media strategy – through engagement.

Ensure digital media strategy outcomes– turn fans into consumers and consumers into advocates.

Develop relevant digital media calendar and content topics to reach target audiences.

Manage brand awareness and online reputation.

Oversee a redevelopment of the Hudson Square Properties website with selected vendor and oversee periodic updates.

Develop relationships with tenants to understand their business needs and how HSP can support their goals. Function as key point person for tenant relationships and inquiries.

Establish/enhance programs, special events, and amenities for tenants to meet their needs.

Establish strategic priorities for tenant engagement vendor:

Lead planning of annual events calendar and manage vendor for implementation and logistics.

Review metrics and results to inform future events (budget and strategy)

Work with Atlantic Pictures to coordinate movie/TV bookings. Lead sales conversations and site visits with prospects. Manage photo shoots and video production.

Work with BLACE to ensure that pop-ups are successful.

Work with Apogee Events to ensure that rooftop events sponsored by Hines, portfolio tenants and outside users are successful.

Manage payment and processing of all marketing invoices in collaboration with accounting team; periodically reforecast committed marketing spend and ensure annual budget tracking across all marketing vendors.

Negotiate and manage marketing and tenant engagement and related contracts.
Qualifications
Minimum Requirements include:
- Bachelor’s Degree in marketing, communications, public relations, hospitality, or related field from an accredited institution
- Ten or more years of experience in marketing, event planning, PR, and/or social media.
- Proficiency with Microsoft Office products.
- Proficiency with forms of digital communication.
- Above-average ability to organize, manage time and understand and set priorities, and multi-task while maintaining deadlines.
- Strong interpersonal analytical, organizational and time management skills with consistent attention to detail and the ability to deal effectively with people at all levels.
- Demonstrated leadership, strategic-thinking, conflict resolution and problem-solving skills
- High energy, versatile and self-directed.
- Ability to maintain a high level of professionalism, integrity, and confidentiality.
- Strong sales and communications skills - verbal, written, and public presentation - are essential.
- Resourceful team player whose integrity will build strong and trusting relationships with tenants and teammates.
- Work indoors approximately 70% of the time and outdoors 30% of the time.
- Work weekends and evenings for events and as business needs deem appropriate.
- Use auditory and visual senses.
- Ability to stand and walk up to several hours per day including climbing stairs.
- Though occurrences are rare, be accessible up to 24 hours a day in case of an emergency to monitor social media.
- This position needs to be in the office most days as the rest of the Hudson Square AM & PM team work from the office.
- Compensation: $184,000 - $230,000.
