EM Investment Partners (EMIP) is the private equity real estate investment arm of EquityMultiple, which houses the investment and asset management functions of the company. EMIP seeks to create programmatic relationships with middle-market sponsors and institutions and makes direct investments across the capital stack alongside operators and developers. EMIP focuses on the middle market where it can capitalize on arbitrage opportunities around operational mismanagement, lack of liquidity, and creative deal structures.

The Role:

We are seeking an Associate Director - Real Estate Debt to join our Real Estate team with a primary focus on senior debt investments on behalf of our recently launched debt fund. The Associate Director will help evaluate and underwrite new real estate debt opportunities, assist in term sheet and loan document negotiations, and direct the transaction management process. This role is a great opportunity for someone looking to enter an experienced team while having the opportunity to play a major role in shaping a new investment vertical for the company.

This position is based out of our NYC office. We operate in a hybrid work model with Tuesdays and Thursdays as our core in-office days.

On Any Given Day, You Will:

  • Evaluate, execute, and manage real estate debt investments across product types and geographies at various leverage levels to maximize risk-adjusted returns
  • Take ownership and help manage all phases of a transaction including underwriting, market analysis, asset and operating partner due diligence, drafting and negotiating term sheets, and making recommendations directly to the investment committee
  • Assist in the drafting and review of JV operating agreements, loan documents, and other legal documents required as part of a transaction
  • Perform ongoing market- and property-specific research, including updating financial models and evaluating and reforecasting investment performance
  • Manage the creation of detailed offering memorandum for each investment opportunity and support the preparation of other investment materials
  • Build and enhance trusted relationships while interfacing with operating partners, investors, borrowers, lenders, and brokers
  • Aid in the implementation and refinement of EMIP’s investment strategy, framework, and process of evaluation for real estate debt investments
  • Mentor and develop the team’s analysts and associates
  • Work cross functionally with Asset Management, Marketing & Communications, Investor Relations, and Product teams

We’re Looking For Someone With:

  • 4-6+ years of experience in real estate investment banking, commercial real estate lending, principal investing, and/or brokerage
  • Bachelor’s degree from an accredited institution with strong academic performance
  • Demonstrated track record of closing real estate debt transactions
  • Excellent command of Microsoft Excel and best practices of financial modeling, loan sizing, pro forma creation, real estate valuation, sensitivity and income, and expense analysis
  • Familiarity with various legal documents including loan agreements, joint venture operating agreements, purchase and sale agreements, guaranty documents, and intercreditor agreements
  • Intellectual curiosity with well-developed analytical, interpersonal, and communication (both written and verbal) skills

The target salary range for this role based in New York City is $120,000 to $180,000 plus an annual discretionary bonus contingent upon individual performance and the overall performance of the company.
