Real Estate Acquisitions/Asset Management Associate
Livingston Street Capital LLC is a private equity real estate investment firm located in Radnor, PA. We are a dynamic, high growth company and are looking to hire a Real Estate Acquisitions/Asset Management Associate. This is an exciting opportunity to join a company experiencing tremendous growth. Livingston Street Capital has a national portfolio of real estate assets exceeding $700 million primarily consisting of multi-family, active adult and independent living properties. We are also working on the creation of a mezzanine/preferred equity program. We are primarily focused on long term core and core plus investing but are also pursuing value add opportunities.
This is a dynamic role for an individual early in their real estate career. This position will be exposed to the full cycle of real estate investment, focusing on market research, underwriting, deal management, finance, capital formation, investment performance, and asset management. They will also be involved in the development and analysis of new acquisition strategies.

Essential Duties & Responsibilities:
- Perform market research on competitive properties, geographical market trends, asset class performances and correlating internal benchmarks to ensure underwriting parameters are met
- Assist in the underwriting process for new acquisitions, forecasting revenues and expenses
- Model and calculate investment returns using financial waterfall structures
- Review property level financial reports, identify material variances from budget and prior years and utilize resources to explain variances
- Help manage transactions during the diligence and closing process
- Assist in developing asset level business plans and strategies
- Assist in the pursuit of new investment opportunities by engaging with sales brokers and building relationships to source deal flow
Qualification & Requirements:
- Demonstrated understanding of, and ability to, calculate and interpret various financial and investment quantitative metrics such as ROI, Levered/Unlevered IRR, Levered/Unlevered Cash Flow, Liquidity metrics, NPV, promote waterfalls, and debt metrics.
- Understanding of and the ability to interpret data in financial statements (income statement, balance sheet and statement of cash flows)
- Ability to research and analyze qualitative and quantitative information and effectively present findings to key stakeholders
- High degree of accuracy and precision in work product is a must
- Advanced spreadsheet and financial modeling in Microsoft Excel is a must
- Superior verbal and written communication skills
- Critical thinking and ability to manage multiple priorities while working in high paced, deadline driven environment with limited guidance and oversight
- A strong sense of urgency and accountability
- High level of organization, attention to detail and accuracy
- Backgrounds in real estate accounting, finance or investment are preferred
- 100% in the office attendance is required with national travel occasionally required
Education & Experience
- Bachelors/Master's Degree in Finance, Real Estate, Business, or Economics
- Recent graduates should have GPA above 3.50 at a major institution
- A comprehensive academic experience including extracurriculars will be viewed favorably.
- 2 to 4 years’ experience in real estate related fields is preferred
- Multifamily experience highly preferred
- Salesforce and Yardi experience ideal
