We are seeking a Manager of Tenant Construction to join our regional office currently located in Vienna, VA. Please note that this office will be relocating to Bethesda, MD by the end of 2023. The Manager of Tenant Construction is responsible for overseeing portions of on-site tenant construction activities for new and/or existing developments in the assigned region and ensuring that work is completed on time and within budget.
What You’ll Be Doing:
• Review tenant’s construction plans for conformance to project requirements. Ensure they maintain construction standards and timeframes within defined parameters and adhere to the contractual obligations of the tenant’s lease requirements.
• Monitor the permitting process for both landlord and tenant construction work until the building permit is obtained.
• Prepare bid packages, analysis, and comparisons in an effort to help award projects.
• Liaise with the landlord and tenant General Contractors; schedule and attend field verification and pre-construction meetings.
• Conduct site visits to ensure that construction projects are performed in accordance with approved scopes of work and contract documents and report status to the Senior Manager.
• Coordinate and monitor schedule updates, invoices, and submittals.
• Develop and maintain project cost/change controls, and overall project budgets.
• Perform change order estimating and assist the Senior Project Manager in change order negotiations.
• Conduct an in-depth analysis of projects to establish the scope of work, budget and deliverables.
• Review weekly and monthly reports on the status and progress of the contracts, including project costs and potential changes.
• Coordinate with property managers and provide technical support to execute repair and improvement scopes within the operating portfolio.
• Draft reports and trackers, which roll to numerous departments within the operations team for review, as well as drafting and sending of all construction-related notices.
• Provide reporting to all departments within the operations team.
Are You Qualified?
Required:
• Bachelor’s degree in construction management, Civil Engineering, Architecture, or related field from an accredited institution (additional field experience (5+ years) and demonstrated expertise in lieu of degree may be considered)
• At least five (5) years’ experience managing small construction/tenant improvement projects
• Ability to travel regionally and frequently visit all assigned construction sites
• Ability to work varying and flexible hours including evening hours as necessary to attend city planning, zoning commission and/or council meetings
• Intermediate level proficiency with Microsoft Office software including Excel, MS Project and Word
• Ability to track and analyze construction costs in order to meet pro-forma objectives and recommend budgetary adjustments as appropriate
Preferred:
• Previous experience in the retail shopping center industry
• Knowledge of construction tracking (i.e.: MS Project) and reporting (job cost) software
• Ability to read and comprehend architectural drawings and basic legal documents
