Overview:
We are a Miami-based real estate development company that has partnered with investors and other developers with several ongoing projects throughout the country, including New Mexico, Texas, New York, and Florida. We are seeking a highly ambitious, driven individual to work on our team and take charge of the financial analysis for the projects.This role is best suited for someone who wants to work hard, get hands-on experience, and learn how to perform at an institutional level without the bureaucracy of a large corporation.
You’ll work side by side with the company’s founder and be a part of important decisions early on in your career. You will work with development managers, architects, accountants, general contractors, and other disciplines to gather and verify inputs for financial analysis that will be reviewed by high net worth investors, lenders, and institutional investors.
Key Job Duties and Responsibilities:
- Perform due diligence and underwriting of prospective acquisitions and developments.
- Assemble complex financial models that project the potential financial performance of mixed-use projects primarily multi-family, and retail.
- Perform risk analyses as it relates to development, occupancy, and net operating income, including break-even analysis, lease-up assumptions, market demand, supply, net effective rents, occupancy rates, expenses, and capitalization rates.
- Research specific real estate markets and assess market data and trends.
- Assist in preparation of project underwriting presentation packages to present to the company’s executive team, lenders, and investors.
- Draft and issue investment memoranda summarizing underwriting and returns, market and competitive asset analysis, relevant market factors, demographics, and supply and demand analysis in an organized, well written, compelling narrative using outside data, charts, graphs, and pictures to be reviewed by principals and investors.
- Research and interpret complex lease provisions.
- Analyze prospective tenant financial statements.
- Help obtain and restructure debt and equity financing.
- Ensure compliance with debt and equity reporting guidelines.
- Various other financial analyses as directed.
Education / Experience / Qualifications:
- Bachelor’s degree (MBA or MSRE preferred), preferably in Business, Finance, Real Estate, or another relevant area.
- 2+ years of experience, preferably in Multifamily
- High level of proficiency in Excel
- Strong desire to learn and resourceful ability to do-so as needed
- Motivation to create high-quality outputs
- Real estate sales license preferred, additional opportunity for income is possible if licensed
Compensation will be determined based on experience, education, and other factors.
