ROLE
AFRE Capital is seeking an Associate to join its team in New York, NY. In this role, the Associate will be a pivotal member of the AFRE team, actively involved in both acquisitions and asset management. The Associate will be tasked with constructing investment projection models and identifying acquisition and disposition opportunities and will be responsible for performing detailed financial analysis and underwriting for a portfolio of investments across the U.S.
- Acquisitions: The Associate will be responsible for building investment projection models, acquisition, and disposition opportunities. The Associate will perform various market analyses to determine the viability of new investments and participate in the decision-making process to determine which investments the firm will pursue.
- Asset Management: The Associate will develop, maintain, and produce a suite of investment reports, including internal and external financial reporting and periodic investor reporting. The candidate will analyze the data in those reports to draw conclusions about investment performance and communicate those conclusions to the Investment team.
RESPONSIBILITIES
- Perform investment-level and portfolio-level financial modeling and valuation analyses for existing and new investments
- Execute asset management of existing investments by preparing and maintaining ongoing asset management models / reports including comparisons of asset performance vs. budget and hold-sell analyses
- Monitor existing portfolio investments by reviewing monthly property level financials and participating in periodic calls with AFRE joint venture partners
- Support property-level due diligence and market / sector research for new investments
- Develop investment theses, prepare detailed investment committee materials and strategy whitepapers
- Assist in overseeing corporate vendors
REQUIREMENTS
- Minimum of 1-3 years of experience in commercial real estate or financial analysis, including but not limited to investment banking, private equity, development and/or direct investing
- Master proficiency in financial modeling, including the ability to perform detailed property-level financial statement analysis, create budgets and forecasts, analyze performance metrics, and develop complex Joint Venture (JV) waterfalls
- Articulate and decisive communications with the ability to effectively engage with a diverse range of stakeholders
- Demonstrated work ethic and unwavering commitment to ethical conduct
- Distinguished academic and professional track record
- Entrepreneurial spirit with an ability to take ownership and drive results of tasks of all sizes
- Position will be in Midtown, New York with select hybrid-working days
