Director of Capital Projects

This key role is responsible for overseeing the planning, execution, and management of the capital expenditure (CAPEX) projects related to the company's property portfolio. This role involves collaborating with cross-functional teams and external partners to ensure timely and cost-effective implementation of property improvement projects. Traveling is a must.

Responsibilities:

• Develop and implement a strategic plan for the company's CAPEX property management activities, aligning with the overall business objectives.
• Manage and lead a team of project managers, contractors, and vendors to successfully deliver CAPEX projects on time and within budget.
• Collaborate with internal stakeholders to identify property investment opportunities, assess project feasibility, and develop project scopes and budgets.
• Conduct thorough due diligence and risk assessments for potential CAPEX projects, ensuring the company's best interests are protected.
• Prepare detailed project plans, including timelines, resource allocation, and cost estimates, and monitor progress throughout the project lifecycle.
• Build and maintain relationships with external partners, such as architects, engineers, contractors, and suppliers, to ensure high-quality project delivery.
• Oversee the selection and negotiation of contracts, ensuring compliance with company policies and industry standards.
• Monitor and report on the financial performance of CAPEX projects, tracking expenses, reviewing invoices, and controlling costs.
• Stay up to date with industry trends, regulations, and best practices in property management and CAPEX project management.

Qualifications:

• Proven experience in property management and CAPEX project management, with a minimum of 5 years in a similar leadership role.
• In-depth knowledge of property development, construction, and renovation processes, as well as building codes and regulations.
• Strong financial acumen and experience in budgeting, cost control, and financial analysis for property projects.
• Excellent leadership and people management skills, with the ability to motivate and mentor a team and build effective relationships with stakeholders.
• Demonstrated ability to effectively communicate complex information to diverse audiences, both verbally and in writing.
• Strong problem-solving and decision-making skills, with a strategic mindset and attention to detail.
• Proficiency in project management software and tools, as well as Microsoft Office Suite.
