Job Description

Wellings Capital is a real estate private equity firm dedicated to helping investors protect and grow their wealth through commercial real estate. Our vision is to provide multi-generational financial security to our investors and become the premier provider of alternative passive investing opportunities for accredited investors. We're hiring an Investor Relations Manager to join our team as we scale from $125 million in equity under management to $200 million in equity under management by 12-31-2024.

The mission for this role is lead sales efforts to drive new investments from prospects and existing investors, develop relationships with RIAs/family office contacts, manage and service existing investors while gathering additional capital, generate referrals, and consistently deliver uncompromising service to investors.

The ideal candidate will live within a 3.5 hour driving distance of Lynchburg, VA. We expect that the Investor Relations Manager will visit Wellings Capital’s office in Forest, VA once per month or every other month for 3-4 days. There will be minimal travel required for events and conferences.

RESPONSIBILITIES 

First 120 days

  • Within 30 days, make a presentation for Benjamin and Paul describing the capital raise process and operator due diligence process. Include recommendations for improvement on the capital raise process.
  • Within 60 days, start leading investor calls with Paul listening in to gain learning/feedback.
  • Within 90 days, demonstrate ability to handle a new investor call without Paul. Goal is closing at least 33% of new investor leads within 4 months and to ensure at least 50% of existing investors invest more than once.
  • Within 90 days, create personal development plan of sales/relationship building/networking-referrals including books, online courses, formal in-person training.
  • Within 120 days, create a formal process for touching/relationship building with existing investors. Segment existing investors into various communication/touchpoint groups like top ten percent dollar investment, those most likely to re-investment.
  • Within 120 days, identify opportunities to measure investor satisfaction. Ensure points of dissatisfaction from investors like multi-state sales tax reporting is a requirement, needing more detail/understanding in reporting. Develop a checklist to review with potential and existing investors around common investor issues of dissatisfaction.
  • Within 120 days, create a post-audit tool to evaluate why deals don't close and why existing investors don't re-invest - use the data for a monthly report to identify trends, issues, and opportunities to improve the closure rate and re-investment KPI.

Ongoing

  • Initiate daily new prospect and existing investor calls/Zooms/in person meetings
  • Presenting 1-on-1 and in groups and winning new clients
  • Handle incoming prospect inquiries and schedule appointments as necessary with additional team members
  • Hold quarterly investor review meetings with existing investors
  • Aggressively listen and engage in productive conversations
  • Use unmatched telephone communication skills to convert leads
  • Gather referrals from current Investors and Wellings Capital team members
  • Develop a reputation with investors for responsiveness, service, and positive outcomes
  • Utilize CRM and company tools/technology to maximize efficiency and effectiveness of sales and service efforts (Hubspot, InvestNext, etc.)
  • Maintain up to date knowledge and expertise in Wellings Capital funds and the industry/market overall
  • Consistently follow up and follow through 

REQUIREMENTS

  • Proven, consistent performance in financial services, wealth management, or private banking working with high-net-worth or ultra-high-net-worth investors/their advisors (minimum of 3 years)
  • Real estate investment experience
  • Account management experience
  • Familiarity with CRM platforms and consistent track record of performance based on results-driven activities
  • Strong servant-leadership qualities
  • Ability to build rapport with clients and internal team members
  • Proven ability to create and implement innovative solutions
  • Have enthusiasm and belief in our mission, vision, and values.
