Job Description
We are an established and growing real estate and investment management firm specializing in multi-family residential properties. Our operations are vertically integrated; we own and manage over 600 units that are largely concentrated in West Los Angeles. At this time we are also expanding acquisitions to include commercial holdings in markets outside of California including Texas, Tennessee, and Colorado. We seek a dynamic and experienced real estate professional with the drive, know-how and leadership skills to help our company streamline its operations and position itself for strategic growth.
The Property Manager will be fully responsible for managing the ongoing operations of an assigned portfolio of apartment buildings. He/She will be responsible for all top-line and bottom-line performance metrics across the portfolio as well as supervising a property management associates as available. There is the opportunity for growth into more capital allocation and portfolio investment focused roles.
The property manager’s top-line goals will include:
- Effective marketing and leasing of vacant units,
- Monthly collection of rents and arrears,
- Ongoing inspection and monitoring of building premises,
- Managing repairs and maintenance,
- Managing tenant retention and asset turnovers,
- Assisting in any legal proceedings,
- Identifying and managing risks,
- Working within the broader team, and
- Developing real estate investing skills.
The Ideal Property Manager:
- Has significant prior property management experience
- Received certification or formal training in property management
- Is familiar / proficient with AppFolio (or a similar property management platform)
- Has working knowledge of basic, common property maintenance and repairs issues
- Is well-versed in property and fair housing law in the City of Los Angeles
- Has his/her own transportation

Salary - $200,000 - $325,000 plus bonus contingent on performance

More detailed functions, goals and priorities that the Property Manager will be responsible for in managing company employees, associates and contractors.
- Leasing vacant units
- Market vacant units in a creative manner with a view to minimizing days on market
- Conduct successful tours, process and evaluate applications, prepare and execute leases
- Review and implement new and evolving marketing strategies
- Rent payment & arrears
- Collect and process rents
- Identify and take action on late and incorrect payments
- Manage arrears in-line with agency policies
- Prepare and post 3-day notices
- Ongoing inspection and monitoring of building premises
- Conduct move-out inspections
- Conduct routine inspections on all properties
- Repairs and maintenance
- Receive and evaluate incoming maintenance requests
- As needed, engage new and existing contractors for competitive bids
- Issue work orders, track and ensure that work is completed in a professional and timely manner.
- Review and prioritize maintenance and repairs needed.
- Ensure that work is done on time and within budget
- Managing tenant retention and asset turnovers
- Inspect and evaluate upcoming vacant units, identify needed repairs and renovations
- Create unit profile as guideline for work to be done once unit is vacant
- Conduct a competitive market analysis on all properties with expiring leases
- Review and negotiate security deposit disputes
- Assisting in any legal proceedings
- File and conduct evictions as needed
- Implement payment plan for tenant debt
- Ensure legal decisions are complied with
- Prepare legal documents and attend hearings
- Identifying and managing risks
- Remain informed of changes to state legislation
- Identify any capability gaps and suggest improvements
- Have a commitment to running industry best practice
- Operate in compliance with the agency’s policies & procedures
