Job Description
BioMed Realty is looking for a Senior Director of Facilities who can provide oversight and facilities management of a property portfolio which includes properties in a region or regions and directly manages BioMed Realty facilities management staff to support the portfolio. Responsible for functional capability of properties, maintenance, operation and integrity of building systems, operations budget management and transitioning properties, buildings and suites from development and construction to operating phase. Responsible for the day to day management of any direct staff.
This position offers a hybrid work model, which includes 4 days in office and 1 day remotely. Hybrid work may be modified based on the needs of the company.
Key Duties and Responsibilities
- Manage and lead a team and oversee the team’s assigned properties.
- Conduct site inspections to assess the physical condition of buildings and building systems.
- Participate in design and construction review of development projects for the purpose of ensuring the operational capabilities of the new construction. Attend meetings and provides feedback as needed.
- Independently read and understand lease language and ensure tenant and BioMed Realty are operating the properties in accordance to BioMed Realty standards.
- Complete required maintenance in accordance with established industry standards and in compliance with safety regulations and building codes.
- Independently lead, plan, oversee and manage building utility shutdowns to BioMed Realty standards for the all direct reports assigned properties.
- Scope and oversee the group’s facilities projects, select vendors and secure bids on approved, operating and capital budget items that pertain to building equipment/systems, maintenance, engineering and tenant services.
- Implement and maintain preventative maintenance program to maximize the value of company assets.
- Oversee and maintain BioMed Realty computer maintenance management system (CMMS).
- Participate in the acquisition/disposition/due diligence process of properties located in the region and in target markets.
- Manage facilities staff and manages third party service providers who are responsible for ongoing, day-to-day management of the facility.
- Oversee budget planning for assigned portfolio including providing various reports summarizing the financial, operating and capital expenditure activity related to each property. Work with PM team to review all variances in OPEX and CAPEX as necessary.
- Review and approve maintenance, engineering and utility invoices for cost, allocation, account coding, amount and completion and construction work performed by contractors.
- Oversee preparation and filing of periodic reports with government/regulatory authorities including environmental permitting, i.e.: water treatment, hazardous waste disposal, air permits, underground tank permits, etc.
- Oversee and maintain BioMed Realty Building Automation System (BAS) and ensure BMR standards are followed.
- Ensure all BioMed Realty asset protection programs are followed for assigned portfolio.
- Oversee, manage, and perform APM (Asbestos Program Manager) duties for any Asbestos Operations & Maintenance plans as necessary.
- Manage 3rd party engineering staff for daily operation and maintenance of assigned portfolio. Ensure compliance with all labor models, cost allocations, and BioMed Realty scope of work.
- Collaborate across BioMed Realty functions to achieve corporate goals.
- Oversee management of 3rd party engineering staff to confirm adherence to BioMed Realty key performance indicators and adherence to contract.
Job Specifications
- BA/BS in engineering, facilities management or related field required. Certification in facilities management a plus.
- 15 plus years progressive facilities management preferably in life science and/or laboratory facilities properties including start-up and commissioning of life science laboratory and manufacturing. Experience managing vivarium or animal facility preferred.
- Demonstrated ability to hire, train, develop, coach, manage, reward and lead multiple direct reports and oversee the teams’ assigned properties. Ability to teach, train and mentor other members of the facilities department as necessary.
- Experienced leadership and management of facilities management team, maintenance staff and contractors.
- Technical education and hands-on-experience in some or all of the following disciplines: HVAC design and engineering, electrical design and engineering, plumbing design and engineering, and other building support systems including but not limited to fire/life safety systems and security.
- Experience managing 24/7 operations with both union and non-union engineering and maintenance staff a plus.
- Proven experience with sustainability and energy conservation programs in commercial or institutional buildings required, with LEED accreditation desirable.
- Computer literate including proficiency with Microsoft Word, Excel, PowerPoint, Outlook, Project, AutoCad, CMMS, and BAS.
- Ability to read and understand building plans and specifications.
- Strong customer service focus and ability to develop and maintain effective working relationships with regulatory agencies, vendors, contractors, tenants and employees.
- Excellent verbal and written communication skills and ability to communicate in a clear concise manner.
- Extensive knowledge of financial terms and principles relating to facilities management and real estate transactions. The ability to forecast and prepare budgets and reports summarizing financial, operating and capital performance data.
- Organized, task and detail-oriented and able to work in a fast-paced, team-oriented environment with multiple deadlines.
- Must be flexible to travel on occasion.
- Must be flexible to work weekends and after hours as necessary for any building related issues or shutdowns.
- Manage portfolio energy data for: GRESB, ESPM, energy disclosures, energy models, utility allocations, and energy projects.
- Strong interpersonal skills to establish trust, influence, collaborate and work effectively across departments within the company.
Salary Range for Senior Director, Facilities: $190,000 - $237,000 per year + bonus + long term incentive + benefits
