Walker & Dunlop Investment Partners (WDIP) is a real estate private equity firm which manages capital on behalf of endowments, foundations, pension plans, private funds, insurance companies, family offices and high net worth individuals. WDIP invests debt and equity capital in value-added, opportunistic, distressed, and special situation transactions through a series of private funds, joint ventures and separately managed accounts.
The Impact You Will Have:
This position will be a Director in the Equity Platform responsible for the underwriting, due diligence and closing of real estate private equity investments made through WDIP’s equity funds and joint ventures.
Primary Responsibilities:
- Support the funds and joint ventures in the underwriting and due diligence review of transactions.
- Modeling deals using Excel
- Market research
- Sales and rental comps
- Sponsor/borrower background checks
- Preparing investment committee deliverables
- Property site visits/due diligence
- Closing transactions
- Screen inquiries, which requires interaction and follow-up with sponsors/borrowers.
- Manage proprietary deal flow pipeline.
- Initial deal underwriting and analysis.
- Communicate with sponsor/borrowers regarding transactions
- Cash flow and financial modeling of transactions
- Review of due diligence material and third-party reports
- Third party reports – condition assessment, environmental phase I/phase II
- Market studies
- Property-level and market-level research
- Draft investment term sheets and investment memorandums under the guidance of managing director.
- Contribute to managing relationships with joint venture investors.
- Investment pipeline management and communication
- Present investment recommendations
- Other duties as assigned.
Education and Experience:
- Bachelors required; Masters preferred.
- 7 + years financial modeling experience with Excel.
- 5 + years real estate experience.
- Prior experience in structuring real estate equity investments required.
- Transaction closing experience including familiarity with legal documents and settlement statements preferred.
- Ability to work flexible hours/overtime.
- Ability to travel overnight up to 20%.
Knowledge, Skills and Abilities:
- The company supports value-added thinking, creativity and problem solving.
- Excellent Excel modeling skills are needed to demonstrate returns via IRR waterfalls, look backs, data tables, mapping and graphics (model example required).
- Detailed oriented business and very credit disciplined.
- Comfortable analyzing real estate projects for financial feasibility as well as analyzing market driven factors.
- Strong writing skills, with the ability to synthesize information from several sources into concise and coherent conclusions (writing sample required).
- Excellent communication skills.
- Strong motivation and a passion for real estate, with the ability to work without supervision.
This position has an estimated base salary of $150,000-$162,000.00 plus discretionary annual bonus
