About the role
- CBRE is looking for a Data Center Building / Campus Design Execution Manager to run the design activities related to Hyperscale Data Center construction and other projects for a large technology client.
- Serves as client's agent, consultant, advisor, and authorized owner's representative through all design phases and all design fields until hand-off to client's construction team. Most of the duties and responsibilities are associated with managing, coordinating, and administrating the client's design consultants used in the design efforts. This position is responsible for taking the program level Plan of Record and localizing the design.
- Ideal candidates should have significant hyperscale data center project management experience in daily management of architects, civil, structural, electrical, and mechanical engineers. Ideal candidate is comfortable facilitating large design coordination meetings with multiple design subject areas, including "page turns" design meetings. etc.
- This is a remote position. Candidate MUST have prior large data center design experience.
- The Design Execution Project Manager will coordinate and produce the following Deliverables for each project:
- Develop and implement design contracts and amendments for:
- Site development (including pad, utilities, and deep foundation's scope)
- Data center ("DC") design
- Construction administration ("CA")
- Peer review of DC design
- Any additional scope that arises including changes or studies
- Internal kickoff deck, Baseline scope, Baseline design schedule, Baseline budget, Risk log, Team roster, Project folders
- Meeting and communication plan
- A change management plan
- Lessons learned from previous building designs
- Owner design changes to canonical design engineering bulletins ("EBs")
- Lead and update the design schedule, budget and risk log through completion.
- Complete and maintain design review checklist, comments tracker and decision tracker
- Conduct constructability review ("CR") and value engineering report
- Provide updates to the site change control log, and risk log, with design information
- Project support during Construction ("SDC"):
- Monthly CA/SDC report
- Manage client's third party contractor to produce regular updates to the as built design model/ record model based on the redlines
- Maintain building configuration bug in order to keep track of design tasks and updates throughout the design/construction process
- Provide and gather cost estimates working with collaborators and contractors for scope gaps and changes.
- Coordinate value engineering efforts.
- Coordinate constructability reviews of the project documents.
- Ensure design QA/QC is being performed, and report issues and gaps to the client.
- Lead all aspects of invoice/payment application processing, tracking, and reporting.
- Negotiate, resolve, and close any outstanding change orders, quality issues, or disputes.
- Assist client in scheduling, coordination, and management of client's third-party contractors and consultants for data center projects
- Support program travel to team meetings and general management support.
- Responsible for formal supervision to up to 3-4 individual employees.
What you'll need
- Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study.
- Minimum six years of related experience and/or training. Minimum 3 years of solid experience with design
- Prior experience in a supervisory position with direct reports
- Intermediate skills with Microsoft Office Suite and Google Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
- Preferred PMP (US and/or Canada) or LEED AP.
